What Did That Westwood Home Sell For At 10469 Kinnard Ave?

The Westwood home at 10469 Kinnard Ave LA CA 90024 lasted about 6 days on the market before accepting an offer on 1/13/14. This 20's Spanish has a little bit of remodeling and is in a move in type condition. The upgraded kitchen with granite counters, stainless appliances and newer cabinetry was the move obvious upgrade in the house. The bathrooms looked to be more original. The vaulted ceilings in the living room were very interesting with the stencil painted ceilings and wood beams. With a sale price of just over $1,000 a square foot, this is one of the more expensive homes that has sold on a per square foot basis in the neighborhood in awhile. The house sits on the 10400 block of Kinnard, which is not a through street all the way to Beverly Glen. This cuts down a little bit of any drive by traffic trying to cut through to busy streets.

On 2/13/15, 10469 Kinnard Ave closed about 5.4% over the asking price at  $1,660,000 |$1001 $/sf|.  According to the MLS, the home is 3 bedrooms/ 2  baths, 1,658 sf of living space on a 6,500 sf lot.

This is the 3rd price reduction of the listing term and comes 11 days after the last price reduction. The original list price 42 days ago was $2,280,000. The kitchen and bathrooms are updated as this house is in move-in type condition. In addition to the reported ~2,400 sf of living space, there is an additional ~800 sf of bonus space upstairs.

The Westwood home at 1302 Manning Ave, LA CA 90024 received a price reduction of 4.04% or $200,000, down to $4,750,000 |$880 $/sf|. This is a mega sized new construction home completed in 2014. This beast of a home, sitting on the corner of Manning and Rochester, is approximately 5,400 sf and dwarfs most homes in the south of Wilshire area of Westwood. Most homes in the vicinity are no bigger than +/-3,000 sf on average. And most are much less. This property also comes with one of the larger lot sizes in the neighborhood, at just over 10,000 feet. The price per square foot isn't necessarily out of line for an updated/new home as there are many examples of homes selling between $800-$1,000 a square foot south of Wilshire. But because the house is so big, it's not a list/sales price we have ever seen before south of Wilshire in an SFR. So this will be interesting to see what it finally sells for.

According to the MLS, the home is a 5 bedroom / 6 bath, 5,400 sq ft of living space on a 10,016 sq ft lot.

Little Holmby Home At 468 Loring Ave Sells For Over $1,150 A Sq Ft!

The Westwood Little Holmby home at 468 Loring Ave, LA CA 90024 lasted about 208 days before accepting an offer in the beginning of December of 2014. Listed back in May of 2014 for $6,150,000, the home received 3 price reductions, last ending up at $5,395,000. Outside, the house looks very traditional. But on the inside, it has a very contemporary vibe with the museum white look and finishes. Perched up on a hill, the home is gated and very private. The backyard has extremely high landscaping to give a very private and serene space to relax.

Even though it took awhile to sell and sold for much less than the original asking price, the final sales price was over $1,150 a square foot. This is still one of the top 5 most expensive sales on a per square foot basis in Little Holmby going back all the way to 2001.

On 1/15/14, 468 Loring Ave closed about 5% under the asking price at  $5,125,00 |$1,153 $/sf|. According to the MLS, the home is a 5 bedroom / 5 bath, 4,446 sq ft of living space on a 18,656 sq ft lot.

The Westwood home at 10567 Wellworth Ave LA CA 90024 lasted about 200 days on the market before finally accepting an offer on 12/29/14. Originally listed in July 2013 for $2,395,000, the home received one $200k price reduction during the entire listing term. This 30's Mediterranean has been totally updated and is in move-in condition. I really like the rear yard patio off the family room that is setup as an outdoor lounging area, complete with a flat screen tv and built in bbq area.

On 1/16/15, 10567 Wellworth Ave closed about 7.68% under the asking price at  $2,026,500 |$677 $/sf|.  According to the MLS, the home is 4 bedrooms/ 4  baths, 2,994 sf of living space.  Public records state the lot size is 5,299 sq ft lot.

The Westwood home at 2117 Veteran Ave, LA CA 90025 lasted 43 days on the market before accepting an offer on 1/2/15. This late 20's Country English home has been expanded and remodeled throughout and is in move-in condition.

This home was last sold in April/May of 2013 for $1,299,000. This represents about a 14% increase in a little less than two years.

On 2/4/15, 2117 Veteran Ave closed about 1.27% under the asking price at  $1,480,000 |$762 $/sf|.  According to the MLS, the home is a 3 bedroom / 2 bath, 1,943 sq ft of living space on a 6,750 sq ft lot.
