What Did That Westwood Little Holmby Home Sell For?

The Westwood Little Holmby home at 10712 Lindbrook Drive, LA CA 90024 lasted about 46 days on the market before accepting an offer on 9/23/14. The MLS history on this property is a little whacky going back to 2013. Over the course of a year, the property has shown to be on and off the market many times with accepted offers and of course falling out of escrow many times. The property was first listed 7/19/13 for $1,750,000 and eventually reduced to $1,650,000 by the end of the year. Then was relisted 5/17/14 for $1,675,000, raised to $1,735,000 a few weeks later then pulled off the market in July.  In the beginning of August, the home was relisted again for $1,725,000 and finally ending up closing at $1,650,000.....  pheew.. alot of price changes.
This late 30's traditional has some updating and many original features to the house. The biggest upgrade looks to be the kitchen, which looks to be a very basic mid grade remodel.
If you are wondering why this sold for so cheap in the prime north of Wilshire neighborhood. Then here is your answer.  If you are not familiar with the neighborhood, you will realize that the homes on the south side of Lindbrook sell for a significant discount comparatively to other homes in the neighborhood.  The biggest reason for this is the high rise condos and apartments are directly in your backyard. This limits privacy with peering eyes into your backyard and could limit sunlight at certain times of the year. Noise and cut through traffic also have a little bit of impact as well.

On 10/21/14, 10712 Lindbrook Drive closed about 4.3% under the asking price at  $1,650,00 |$643 $/sf|. According to the MLS, the home is 3 bedrooms/ 3 baths, 2,567 sf of living space on a 8,101 sq ft lot.
