This contemporary home was rebuilt/remodeled back in 2010 when it sold for $1,525,000. Sitting on the famed Sunset Blvd carries some cache. But one of the best features about this house is the huge 13k+ lot size that is predominately flat. Big U shaped driveway in the front of the house, gated on both sides and a large grassy backyard as well. The new sales price, just over $2m, represents a little over 34% increase over the past 4 years.

This home was designed by Gerard Colcord, a well known architect from the mid 1900's. He designed over 300 private residences throughout the westside area and more than 100 remodels. Additionally, the house, guesthouse and garage cover most of the lot, leaving very little outdoor space. Thus, giving another challenge to the sale. With this new price reduction into the $1.2's, it should spark a sale.

What Did That Westwood Home Sell For?

According to the listing history, it looks like the property entered into escrow and fell out quickly before this buyer entered into escrow in the beginning of August. This late 20's Spanish is very charming from the street and in a nice east of Beverly Glen location. Inside, the home was nicely updated and in move-in condition. Now the square footage states it's only about 1,300 sq ft. However, you get another 300-400 sq ft or so with the nicely converted garage as family/entertaining space. Having said that, yes over $1,000 per square foot is on the expensive side and not too common in the southern neighborhood. But because the dirt alone is expensive in this location, a small house will have a high price square foot sale price. Especially something as nice as this house.

The Westwood home at 2245 Pelham Ave., LA CA 90064 lasted about 12 days on the market before accepting an offer on 6/10/14. This 20's Spanish (only in the exterior) has been extensively remodeled and expanded since being built. When I say it's a 20's Spanish only in the exterior, I mean you only real feel the Spanish style home from the outside. Once inside, the home has been transformed more into a modern traditional style home. The home has a great upstairs master with soaring vaulted ceilings, large bathroom and closet. Expanding to 3,300+ sq ft on a ~6,000 sq ft lot has some consequences though. Because of the setback and size of lot, the rear yard was more like a small patio with a patch of grass. Overall, this was a very nice move-in condition home.

What Did That Westwood Little Holmby Home Sell For?

The Westwood Little Holmby home at 10539 Lindbrook Drive, LA CA 90024 lasted about 15 days on the market before accepting an offer on 8/08/14. Previously, this home was bought back in 2012 for $1,906,000 as a nice 3 bedroom mid century home with approximately 2,800 sq ft. It was then gutted, expanded, and completely transformed into a modern traditional home with over 4,300 sq ft of living space. Once you climb the small set of stairs to the front door, you are on a mostly flat ~10k sq ft lot. The mostly single story home and large flat backyard are plus features for the neighborhood. The finishes inside this home are high end looking and have a more custom look versus a typical flip. The grand great room opened up to the kitchen nicely and is complete with cathedral ceilings, built ins, fireplace and accordion doors that led to the outdoor patio and grassy backyard, perfect for that indoor/outdoor flow. One of my favorite features is the brick accent wall in the eat in kitchen area. With so few, almost new construction type homes in Little Holmby, this was a no brainer to sell quickly.
