What Did That Westwood Hills Home Sell For?

The Westwood Hills home at 259 Tilden Ave, LA CA 90049 lasted about 75 days on the market before accepting an offer on 6/23/14. Listed on 4/9/14 for $3,250,000, the property had two $200,000+ price reductions down to $2,795,000 before finally selling. In fact, after receiving the 2nd $200k price reduction to $2,795,000, the home sold in a bout 2 weeks. This 30s traditional is situated high up on a large corner lot in the eastern side of the Westwood Hills neighborhood. The grand house looks more original throughout, at least in the finishes, and is ready for someone to come in and remodel throughout. There are about 20 steps from the sidewalk up to the front door. However, the driveway ramps up to the same level of the house in the backyard, thus limiting the steps needed to walk to get into the house.

On 8/26/14, 259 Tilden Ave closed 6.8% under the asking price at $2,603,775 |$610 $/sf|. According to the MLS, the home is 5 bedrooms/ 4  baths, 4,269 sf of living space on a 9,850 sq ft lot.

According to his Wiki page, he was known as "Hollywood's society architect," designing traditional homes and shying away from Modernism.

This price reduction coincides with a return to the active market after being withdrawn a month in a half of initially coming on the market. While not all flat, this home does sit on one of the larger lots in Little Holmby at just under a 1/2 acre and 220 ft of frontage on Dalehurst.

Listed 1 month ago for $4,795,000, this the 1st price reduction of the current listing term. This 30's Monterey Colonial has been updated yet has wonderful period details throughout. In fact, famed celebrity designer Ron Wilson & Joe Guidera helped revive this home to it's original splendor.  Set high up on a hill, you do have to deal with the oh so common in Little Holmby garage at street level situation and house way up the steps. But at least you can drive half way the hill and park closer to the house for a short trip up the stairs to the front door. The backyard has a nice patio and grassy area off the living room area. But one of my favorite features of this house is the pool deck with a sitting area with views. This sitting area extends into a covered patio, complete with a brick fireplace. I think this new price will be alot more attractive to buyers and I wouldn't be surprised to see it sell quick now.

The street location is relatively low traffic, tree lined and quiet.

This 20's Spanish is one of the smaller floor plans in the neighborhood with just over 1,300 sq ft of living space, per the public records. Considering there are 3 bedrooms, 2 baths, a kitchen, dining area and living room, no one area is really that big. There was a little bit of upgrades in this house, along with some Spanish character still in tact. Sadly, the curb appeal was the best thing about this house. And maybe the location, half way between Olympic and Pico.

On 8/15/14,  2268 Parnell Ave closed 5.64% under the asking price at  $1,212,500. According to the public records, the home is a 3 bedroom / 2 bath, 1,326 sq ft of living space on a 6,066 sq ft lot.

Stuck in time, this period home is in impeccable vintage condition and could be move-in condition for that era. Of course, most people don't want to live in finishes from the 40s-60s era and would want to gut and update this house to a more modern look. The lot states 15,000+ sq ft, however, it's set waaaaay up on a hill overlooking Devon. Which takes up quite a bit of the lot. In fact, the garage and easiest ingress to the home is behind the house on Birchwood Drive. Devon is a lovely tree lined street on the Holmby Hills side of Beverly Glen and just north of Wilshire of course.

The house was very neglected and in poor condition. Thus it will most likely be torn down to the studs and remodeled or torn down completely in favor of a new construction home.

What Did That Westwood Little Holmby Home Sell For?

This 30's Spanish is full of character and in move-in condition. The kitchen was remodeled within the character style of the home, which I think is always refreshing to see. The bathrooms remain original, but very clean and nice looking. The backyard features a newer pool and outdoor patio/bbq area. The one downside to this property is it's situated on the south side of Lindbrook. Which means the high rises of the Wilshire Corridor stare down into the backyard. Directly behind this property, a new construction apartment complex is about to start construction. The old apartment complex has been demolished and the land graded.
