After the 1st price reduction to $1.895, the property spent about a month on the market before accepting an offer. However, after just under a week in escrow, the property was back on the market. This 1930's Cape Cod has been fully remodeled and is in move in condition. I especially like the family room off the rear of the house that opens to the backyard. Plus if you have little ones or plan on them in the future, you couldn't be any closer to Fairburn Elementary School...as you are right across the street

Listed ~119 days ago on 5/13/13 for $1,499,000, this is the first price reduction of the current listing term. In August, after the property fell out of escrow, the seller raised the asking price by $26,000 up to $1,525,000. According to the MLS, the home is a 3 bedroom / 4 bath, 2,041 sq ft of living space on a 6,507 sq ft lot. The home is listed as a three bedroom, but the 3rd room is such that you have to walk through that room to get to the rear bedroom. So right now you can call it a 2 bedroom + office. I believe I was explained to at the house that it might not be too difficult to alter that by punching a hole in the wall between the two bedrooms and creating a hallway from the den area to access the third bedroom without going through the 2nd bedroom. Where there is a will, there is a way. Buyer to investigate.

Inside, the finishes are mostly dated and could use a major refresh. What I like about this house is all 4 bedrooms upstairs are very large, so no family member can complain about getting "stuck" with the small bedroom. The backyard is large with pool and there is an additional space to the side of the house that can be captured to be used as additional backyard. It's currently used as a driveway that lets you enter the garage from the rear of the house. A little architectural ingenuity and you should be able to flip the garage entrance to the front of the house, allowing you to reallocate that driveway to better use.

The Westwood Hills home at 321 S Thurston Ave, LA CA 90049 lasted about 1 month on the market before accepting one of the multiple offers on 7/10/13. When this home hit the market with an asking price under $800,000, there was a frenzy of action and offers. This 40's traditional has a very cheery disposition and an abundance of light throughout, however the finishes were in mostly original condition. The main reason the home was priced so low is because not only is a fixer type home, it sits on the west side of Thurston. Which provides you with a direct view right onto the 405 freeway. This is great if you want to know what the traffic is doing before you get on the freeway. Or you could start a webcam service pointing the camera at the freeway, giving people an idea of the traffic at that location. Lastly, because of the construction along Sepulveda and the giant retaining wall that was built, this home received a sizable extra piece of usable land. I don't know the exact square footage, but if I had to make an educated guess, it would be somewhere between 1,000-2,000 feet.  On 8/20/13, 321 S Thurston Ave closed $216,000 or ~27% over the asking price at $1,011,000 |$582 $/sf|. According to the MLS, the home is a 3 bedroom / 3 bath, 1,736 sf of living space on a 6,522 sf lot.
