What Did That Westwood Home Sell For?

The Westwood home at 2225 Prosser Ave, LA CA 90064 lasted about 10 days on the market before accepting an offer on 7/19/13. This 30's traditional south of Olympic Blvd home is completely remodeled throughout and is in move-in condition. The large gourmet kitchen and private backyard with a pool were a couple of my favorite features of this house. I am sure the sellers were happy to not sell the house back in 2008 when they were asking $1,425,000 and potentially received far less in offer numbers at that time.  Now, On 8/30/13, 2225 Prosser Ave closed $161,000 or ~12.4% over the asking price at $1,460,000 |$869 $/sf|. According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,681 sf of living space on a 6,074 sf lot.

What Did That Westwood Hills Home Sell For?

The Westwood Hills home at 323 Veteran Ave, LA CA 90024 lasted about 17 days on the market before accepting one of the multiple offers on 7/22/13. This 1930's Cape Cod style home was very charming with nice period details throughout. At just over 2,000 sqft, it felt bigger because it was all on one level. Besides being in Warner School District, great curb appeal, single level, charming.... the large lot with the big grassy yard was probably one of the major selling points to the house. And is probably what took the house over the top to receive more than 10 offers on it.

On 8/26/13, 323 Veteran Ave closed $261,500 or ~19% over the asking price at $1,610,500 |$729 $/sf|. According to the MLS, the home is a 3 bedroom / 3 bath, 2,208 sf of living space on a 9,059 sf lot.

850 Thayer Ave In Little Holmby Receives 2nd Price Reduction

The Westwood Little Holmby home at 850 Thayer Ave LA CA 90024 received a price reduction this week of 3.58% or $100,000, down to $2,695,000. Originally listed May 20th for $2,875,000, this is the 2nd price reduction of the current listing term. 65 days into the listing period, the home received the 1st reduction of $80k. And now 100 days into the listing period the 2nd price reduction comes. This home was purchase as a major fixer last October for $1,645,000 and looks to have been remodeled with the intention of flipping the home. Walking thru the home, you feel like this is more of a flip than a custom remodeled home. The finishes are fairly basic with a contemporary flair and fall short of most buyers' expectations for a $3m home in Little Holmby. If this home was in another neighborhood with a lower price point, it would probably sell all day long. At least the home is in move-in condition and if you like the finishes, you wouldn't have to do a thing to it.

According to the MLS, the home is a 5 bedroom / 4 bath, on a 7,497 sq ft lot.

The Westwood home at 2326 GlendonAve, LA CA 90064 lasted about 1 week on the market before accepting an offer on 6/30/13. This newer construction contemporary Mediterranean home was built in 2005 and is in completely move-in condition. This home was previously one of the very very few homes to sell as an REO bank owned property on the open market in Westwood during the downturn market. In 2009, the bank sold the home for $1.6.
On 8/15/13, 2326 Glendon Ave closed $50,000 or ~2.4% over the asking price at $2,100,000 |$539 $/sf|. According to the MLS, the home is a 5 bedroom / 5 bath, 3,894 sf of living space on a 6,751 sf lot.

What Did That Westwood Home Sell For?

The Westwood home at 1245 Holmby Ave, LA CA 90024 lasted about 12 days on the market before accepting an offer on 6/25/13. This 1920's Spanish home is in move-in condition and has been updated with a beautiful cooks kitchen and updated baths. However, even though the home has been updated, every owner and managed to keep
many period details intact throughout the home. The home also features a guest apartment above the garage with a full bath. The house and garage/guest apartment fill out most of the lot, leaving very little usable yard space.
On 8/09/13, 1245 Holmby Ave closed $71,000 or ~4.4% over the asking price at $1,670,000 |$823 $/sf|. According to the MLS, the home is a 3 bedroom / 2 bath, 2,030 sf of living space on a 6,432 sf lot.

What Did That Westwood Home Sell For?

The Westwood home at 1841 Benecia Ave LA CA 90025 lasted 33 + 115 days on the market with 2 listing periods in 2013. The home was first listed on February 5th, 2013 for $1,755,000 and went 115 days without a price reduction. During that listing period, the home was in escrow at least once. The 2nd listing period started June 3rd, 2013 with a list price of $1,695,000 and went 33 days before acceptance on 7/11/13. The home also spent 184 days of market time in 2012 at $1,995,000 to $1,895,000.  While this is a single family home, it should have been looked at and treated more like an extra large townhome. The home was built out almost completely over the lot and there was a very tiny yard that is on a downslope. With such a large house with 5 bedrooms, I bet many of the buyers that looked at it were larger families and wanted yard space and decided to pass it over when they didn't see any yard. The other difficulty with this house is it backed up to multifamily property behind it on Beverly Glen, so apartments and rooftops are your view. A unique feature to this home is the underground garage that you could park from 6-10 cars or so.

On 8/01/13, 1841 Benecia Ave closed at $1,675,000 |$372 $/sf|. According to the MLS, the home is 5 bedroom / 5 bath, 4,503 sf of living space on a 5,339 sq ft lot.

What Did That Westwood Hills Home Sell For?

The Westwood Hills home at 141 Barlock Ave, LA CA 90049 lasted about 50 days on the market before accepting an offer on 7/03/13. 141 Barlock Ave came onto the market on May 16th for $2,595,000 and ended up receiving 2 price reductions down to $2,275,000 during the listing term. This grand 30's traditional home, similar to what you would see in the Little Holmby neighborhood, is very clean and livable but dated in it's finishes.
On 8/2/13, 141 Barlock Ave closed at $2,165,000 |$668 $/sf|.
According to the MLS, the home is a 4 bedroom / 3.5 bath, 3,239 sq ft of living space on a 8,433 sq ft lot.  Just a note about the square footage of the house. It was later removed from the MLS, which probably means there is a discrepancy in one direction or the other.
