This 1940's traditional home is mostly original and is in need of fixing up. A nice feature about this house is it's a rare 3,000+ sf single story home. There are not many large single story homes in the area. The back yard was on the small side and was tiered down, so you had to go off the family room down a set of stairs to get to the small patch of grass.

This home felt more like a 1 bedroom home because the 2nd bedroom was used as a den and was also odd shaped and on the small side. The home was in clean condition with some updating in the kitchen, but had a dated feel throughout the rest of the house. One of advantages of this house is it backing up to Westwood blvd. You could walk out the rear yard back gate and be right on Westwood Blvd in under a minute. Thus giving this home a very high walk score.  On June 23rd, 2013, the home closed at the asking price at $1,200,000 |$783 $/sf|.
According to the MLS, the home is a 2 bedroom / 2 baths, 1,533 sq ft of living space on a 5,936 sq ft lot.

Originally listed May 17th for $2,895,000, this is the 1st price reduction of the current listing term. Remodeled in 2006 with higher end custom finishes, this home is in move-in condition. The rear yard has a sports court and built in BBQ area. If you didn't want the sports court, it seems there is a room for small pool or you could landscape it with grass/gardens. In the front, the garage is currently converted to a large finished off bonus room. So this home feels bigger than the 4,200+ sf listed as I don't believe they are included that in the sf. Overall a very nice house with quality custom finishes.

The Westwood home at 2163 Balsam Ave, LA CA 90025 lasted about 8 days on the market before accepting an offer on 5/17/13. I can't confirm this, however, I heard from a few people there were as many as 30+ offers on this home. This might explain the almost ~25% over asking sales price. Not unheard of for a Westwood property, but nonetheless, that is still a crazy amount of attention for an otherwise ordinary home. The home sat on a cul-de-sac, had 3 bedrooms, 1,700+ sf and wasn't a teardown with an asking price of under $1m. A no brainer for multiple offers in this climate in this location.
On 6/18/13, 2163 Balsam Ave closed about 24% over the asking price at  $1,228,000 |$709 $/sf|. According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,732 sf of living space on a 6,760 sf lot.

Previously, this home was listed back in September of 2012 for $1,299,000 and sat on the market for 172 days before expiring off the market.

They didn't go for the typical marble, granite, ceaserstone materials that everyone uses these days. They decided to go with a more vintage look with various decorative tiles for surfaces and older looking lighting fixtures. They maintain the older 20's era look and feel, yet it's modern.
