What Did That Westwood Home Sell For?

The Westwood Little Holmby home at 845 Malcolm Ave LA CA 90024 lasted a few days on the open market before the onslaught of multiple offers came in. The home was listed on 1/13/2012 for $1,399,000 and like the other recent homes for sale on Warner Ave, this home also received multiples. This home is in a slightly better or less traveled location in the neighborhood, but but does back up to Hilgard and a rooftop parking lot. The home was mostly in original condition, however, it looked to be very well kept, nicely landscaped and had a charming disposition. With all the action received on the property, the buying public felt the same. On 2/23/2012, 845 Malcolm Ave sold a whopping $127,000 over the asking price for $1,527,000 |$709 $/sf|. According to the MLS, the home is a 3 bedroom / 3 bath, 2,153 sf of living space on a 7,695 sf lot.

The Westwood Hills contemporary home at 230 Bronwood Ave., LA CA 90049 returned to market in 2012 after a little over a year and half hiatus from the open market. In August of 2010, the home had been listed for just under a 3 week stint on the MLS with an ambitious list price of $2,995,000 and then was pulled off the market. The 2012 list price of $2,095,000 looks very attractive for this home and I would bet this doesn't sit on the market too long. According to the MLS, the home is a 4 bedroom / 3.5 bath, 3,000 sq ft of living space on a 8,350 sq ft lot. The MLS states the home was renovated back in 2001 with contemporary style finishes. The downstairs area is a total open floor plan style with the gourmet kitchen open to the living/dining/den areas. The gourmet kitchen features a full set of stainless steel appliances, newer cabinetry, ample stone counter tops and a breakfast bar. The great room opens out to a patio with a built in bbq area. The patio steps down into a very private yard with lush landscaping/trees and grass. I am not sure if there is enough room for a pool, but if there were, it would be small...more like a pooluzzie (half pool -half jacuzzi). Downstairs, there is also a bedroom with a bath -just outside-, an office, laundry room, storage, access to the garage and a powder room. Upstairs there are 3 bedrooms total. The master faces the front of the house and has a nice size walk in closet and full master suite bath with double sinks and separate tub/shower. The 2nd and 3rd bedrooms upstairs were on the small side.

The Westwood Little Holmby home at 1021 Manning Ave LA CA 90024 returns to market with a price reduction of 10% or $300,000, down to $2,650,000. Originally listed on 4/11/11 for $3,395,000, the home spent about 304 days on the market and received 2 price reductions during that period. This home has been extensively remodeled with high end custom finishes throughout and looks to be built and designed more as a couples house. According to the MLS, the home is a 2 bedroom (+ an office) / 3.5 baths, 3,554 sf of living space on a 12,937 sf lot.
