The Westwood home at 10551 Kinnard Ave, LA CA 90024 lasted 5 days on the market before receiving an accepted offer on 2/01/12. What is interesting is this house was previously bought in 2010 for $1,350,00 and listed in 2012 for the same price, without any major upgrades from the last purchase. To the naked eye, the house looks virtually unchanged. In 2010, the home sold in 12 days on the market and this time around sold in just 5 days on the market. On 3/16/12, the home close  well over the asking price at  $1,386,000 [$652 $/sf]. According to the MLS, the home is a 4 bedroom / 3 bath, 2,124 sq ft of living space on a 7,800 sq ft lot. Take a look for yourself at the pictures below for both listing periods and you will see the house is in the same move-in condition with most of the same finishes.

The bank owned property at 2034 Pelham Ave, LA CA 90025 lasted 20 days on the market after accepting an offer on 12/20/2011. The property was listed at the end of November 2011 for $984,900 and did not receive any price reductions. The master bath and kitchen looked to have some upgraded finishes and overall I would say the condition of the home was decent considering it was a bank owned property and they usually are not in great shape. On 3/19/12, 2034 Pelham Ave closed for $985,000 |$467 $/sf|. According to the MLS, the home is a 3 bedroom / 2 bath, 2,107 sf home on a 6,750 sf lot. Previously, the home sold for $1,180,000 back in 2006.

What Did That Westwood Home Sell For?

The Westwood (Comstock Hills neighborhood) home at 1741 Ensley Ave, LA CA 90024 lasted 12 days on the market before accepting an offer on 2/8/12. The home was most recently listed on 1/27/12 for $1,199,000, however, the home previously spent 99 days on the market with a list price of $1.349m and $1.249m. On 3/12/12, the home closed for $1,160,000 |$649 $/sf|.
This home looks to have been completely remodeled throughout, with contemporary finishes and is in move-in condition. If you like to walk to things, this home couldn't be any closer to major shopping, restaurants and entertainment. According to WalkScore.com, this home gets a high score of 94. One of my favorite Westwood bakery-cafes is Clementines, which is at the end of the block on Ensley. In fact it's just 2 doors down from this house. If you haven't been, Clementines is a family owned business with wonderful fresh baked goods. Additionally, the Westfield Mall is literally a stones throw away, which features many upscale restaurants, movie theater, Gelson's Supermarket, shopping and more.

According to the MLS, the home is a 3 bedroom / 3.5 bath, 1,787 sf of living space on a 6,750 sf lot.

New To Market - Banked Owned Home South Of Wilshire

A bank owned (foreclosure) just south of Wilshire at 10515 Ohio Ave LA CA 90024 just hit the market over the weekend. The bank intends to elicit multiple offers with it's well under market list price of $875,900. By the looks of the list price, it looks like they don't want just 5 offers, they want 15-20 offers. According to the MLS, the home is a 2 bedroom / 2 bath, 1,764 sf of living space on a 7,800 sf lot. The listing states the hardwood floors were refinished and the walls were painted, but that looks to be about it in terms of cosmetic 'upgrades'. This house would more than likely be a fixer project or even a teardown to some. The backyard has some patio space and a large pool.
