These Homes Failed In 2010, Now Return To Market In 2011 For Better Results

Several homes hit the market over the past week in Westwood that are returning in 2011 after previous failed attempts in the past year or so. Some sellers have had luck already this year, 10507 Louisiana, 10465 Charing Cross, 10326 Ilona & 1344 Warner,  have put their homes on the market in 2011 after failed attempts in 2010. 3 of the 4 homes are now in escrow, with 1344 Warner closing the other day. Lets have a look at the new listings...

Current Asking Price: $3,995,000
Last List Price: $3,995,000
Last Sale: $2,700,000 ( August 2004)

Previous Listing History: Been listed on an off the market since 2007, starting as high as $4,500,000. However, in the past the owner has decided to lease out the house instead of keeping the house on the market and selling it where the market price may be. Maybe this time will be different.

Listed 42 days ago on 2/09/11, this is the first price reduction of the current listing term. The home is set on one of the more desirable sections south of Santa Monica Blvd,  was built in 1992 and is in move-in condition. According to the MLS, the home is 5 bedrooms / 4.5 baths, 4,155 sq ft on a 6,075 sq ft lot.

The Westwood Little Holmby home at 10488 Lindbrook Dr. LA CA 90024 lasted 19 days on the active market before accepting an offer on 1/29/11. Listed on 1/10/11 for $1,695,000, there were no price reductions during the listing term. 10488 Lindbrook Dr. closed on 3/18/11 with a final sales price of $1,600,000. According to the MLS, the home is 3 bedrooms/ 1.75 baths, 2,079 sq ft of living space on a 8,520 sq ft lot.

What Did That Westwood Home Sell For?


The home at 2230 Malcolm Avenue LA CA 90064 sold in a rather unusual way for the Westwood market, probate public auction sale. This public auction was held at the end of February right at the house. The property was placed on the MLS on 1/21/11 for $800,000 and had one price reduction one week before the auction, down to $739,000. While the days on market says 38 before the accepted offer, that doesn't really reflect the situation here since the property had to wait for the public auction date to sell. The property closed on 3/28/11 with a final sales price of $721,000. According to the MLS, the home is a 2 bedroom / 1 bath, 1,357 sq ft of living space on a 5,400 sq ft lot. On a side note, property comes tenant occupied.

What Did That Westwood Home Sell For?

The Westwood home at 2248 Greenfield Ave. lasted 14 days on the market before receiving an accepted offer on 1/26/11. Listed on 1/12/11 for $1,199,000, there were no price reductions during the current listing term. However, the home was listed for 150 days starting in April 2010 at $1,298,000 and ending at $1,998,999. 2248 Greenfield Ave. closed on 3/28/11 with a final sales price of $1,170,000. According to the MLS, the home is a 5 bedroom / 4 bath, 2,976 sq ft of living space on a 6,750 sq ft lot.

The home was listed 61 days ago for $999,000, as this is the 1st price reduction of the listing term. According to the MLS, the home is a 3 bedroom / 2 bath, 1,788 sq ft of living space on a 6,750 sq ft lot. From the layout/floorplan to the condition inside,  I am of the opinion that this house is better served starting completely from scratch. Or at least a cosmetic fixer.

The Little Holmby home at 460 Loring Ave., LA CA 90024 lasted 23 days on the market before accepting an offer on 3/13/2011. This home was listed on 2/18/11 with an asking price of $2,850,000. And on 3/25/11, 460 Loring Ave closed with a final sales price of $2,650,000. According to the MLS, the home is a 4 bedrooms/ 3 baths, 3,708 sq ft of living space on a 17,490 sq ft lot. Set high above the street, the home had been mostly remodeled throughout.

The Westwood Little Holmby home at 854 Thayer Ave, LA CA 90024 received another price reduction last week of 1.06% or $20,000, down to $1,875,000. This new price reduction marks the start of a new listing period. Previously, the home was listed on 8/6/10 for $2,250,00 and lasted 198 days on the market with 2 price reductions. At the end of the 2010 year, the home spent a brief stint in escrow. According to the MLS, the home is a 5 bedroom / 4 bath, 3,570 sq ft of living space on a 7,490 sq ft lot.

REO At 2219 Benecia Ave Receives 2nd Price Reduction

The Westwood home at 2219 Benecia Ave LA CA 90064 received a price reduction of 7.5% or $60,000, down to $739,900. This home was listed 72 days ago for $819,900 and this is the 2nd price reduction of the current listing term.

2219 Benecia was previously for sale in 2010 as a regular sale and then a short sale. Starting out as a regular sale for $1,100,000, it stayed on the market for 190 days. Then in August, the home received a $250,000 price reduction to $850,000 and was claimed to be  a short sale at that point. It is not known whether the seller  was working with an offer with the bank and just couldn't get the bank to accept the offer and terms. Either way, the home was foreclosed on by the bank and is now a REO property for sale. In typical REO fashion, this home looks to be in rough condition and needs work just to move in.  According to the MLS, the home is a 3 bedroom / 1 bath, 1,327 sq ft of living space on a 5,850 sq ft lot.

The home was listed 50 days ago for $1,449,000, with this being the 1st price reduction of the listing term. According to the MLS, the home is a 4 bedroom / 2.75, 2,386 sq ft of living space on a 6,861 sq ft lot. However, the MLS seems to have a discprency when it comes to lot size since the public record states 4,940 sq ft for the lot. Without it being properly measures, I do not know which is correct. This home is move-in condition as it looks to be tastefully remodeled throughout. There are 4 bedrooms total in the house with the master being the lone upstairs bedroom. The master features a large walk-in closet and a master bath with a single sink and shower/tub combo. There are two separate outdoor areas, one atrium area off the dining area, which is nice for outdoor entertaining or having a private outdoor meal. Or the rear yard with a small deck and a patch of artificial grass. If your looking for a large backyard with room to run around in, this is probley not the house for you.
