Tuesday Caravan Review 2/1/11 - New Westwood Listings -

2012 Midvale Ave., LA CA 90025 came on the market a week ago listed with an asking price of $999,000 | approximately $559 $/sqft or $148 $/sqft for land |.  According to the MLS, the home is a 3 bedroom / 2 bath, 1,788 sq ft of living space on a 6,750 sq ft lot. From the layout/floorplan to the condition inside,  I am of the opinion that this house is better served starting completely from scratch. Open Super Bowl Sunday 1-4pm,  I will let you be the judge for yourself on this one.

10740 Ashton Ave., LA CA 90024 came on the market a week ago with an asking price of $1,449,000 | approximately $607 $/sqft |. According to the MLS, the home is a 4 bedroom / 2.75, 2,386 sq ft of living space on a 6,861 sq ft lot. However, the MLS seems to have a discprency when it comes to lot size since the public record states 4,940 sq ft for the lot. Without it being properly measures, I do not know which is correct. This home is move-in condition as it looks to be tastefully remodeled throughout. There are 4 bedrooms total in the house with the master being the lone upstairs bedroom. The master features a large walk-in closet and a master bath with a single sink and shower/tub combo. There are two separate outdoor areas, one atrium area off the dining area, which is nice for outdoor entertaining or having a private outdoor meal. Or the rear yard with a small deck and a patch of artificial grass. If your looking for a large backyard with room to run around in, this is probley not the house for you.

The Westwood Little Holmby Home at 10465 Charing Cross Rd., LA CA 90024 came on the market a week ago with an asking price of $3,685,000. According to the MLS, the home is a 5 bedroom / 5.5 bath, 5,441 sq ft of living space on a 16,335 sq ft lot | approximately $677 $/sqft or $226 $/sqft for land |. This lot size is larger than your average lot in Little Holmby and can provide some nice potential if someone wanted to scrape the house and build a dream estate on the lot. I am not calling this home a teardown by that statement, however, this is one of the better lots and lot locations to come around in some time in Little Holmby. The house is a very stately traditional and could very well undergo a major rehab and stay right where it is. There has been a few upgrades cosmetically; some granite counters in the kitchen, new stainless steel appliances and a couple cosmetic upgrades to the master bath. However, most the house looks to be in original form factor of the 1930's. The house sits on 3 levels; 3 bedrooms upstairs, entertaining areas and 1 bedroom on the main level and basement level with 1 small/maids room and parlor area. This level leads right out to the backyard level and pool.
