New Wilshire Corridor Listings This Week -Deals-

These are all new Wilshire Corridor listings this week and represent what I think are really good values for the Corridor and their respective buildings.....

10787 Wilshire Blvd. #802 came on the market 2/2/11 with an asking price of just $449,000. This is one of the lowest priced 2 bedroom units on the corridor and is a hot deal at this price. According to the MLS, the condo is a 2+2+den, 1,459 sq ft | approximately $308 $/sqft |. This condo is flooded with natural light throughout the high ceiling open floor plan style. Facing Wilshire you get views of the city skyline, a peak a the ocean and views of the north hills from the balcony and windows of the bedrooms. HOD's include all your utilities, 24 hr valet,doorman,security and switchboard. First open house will be Tuesday 2/8/11 11-2pm.


10751 Wilshire Blvd. #1203 came on the market 1/30/11 with an asking price of $318,000. According to the MLS, this condo is a 1 bedroom / 2 bath, 853 sq ft | approximately $373 $/sqft |. At $318,000, this condo is listed as a short sale and needs bank approval. If the bank approves this price, this will be a very good price for this condo. The previous sale was back in 2005 for $490,000. The condo has been remodeled and is in move-in condition. Up on the 12 floor, you get some nice views of the north hills and city views facing east. HOD's are among the lowest on the corridor at $405 per month and include 24 hr doorman and a pool.

Listed a little over a week ago, 10724 Wilshire Blvd. #406 came on the market with asking price of $699,900. According to the MLS, this condo is 2 bedrooms / 2.5 baths with 2,008 sq ft of living area. This condo is a bank owned (REO) and is in great condition for a bank owned property. We are use to seeing REO's in terrible shape, so I was surprised to see the condition when I walked through. The kitchen is updated with Stainless steel appliances. 2 of the 3 bathrooms have been updated further since being built in 1989. Additionally, the bank is planning to replace the flooring and paint throughout, giving someone a move-in condition unit. The Park Wilshire has some of my favorite common areas of the whole Wilshire Corridor. These common areas were remodeled a few years ago and have grand hotel-like feel. Park Wilshire is full service and HOD's include; earthquake ins, 24 hr valet, security, doorman, plentiful staff, concierge, controlled access, library, piano lounge, ball room, conference, large gym and pool. In addition to 24 hr valet parking, this building will allow you to self park. Many Wilshire Corridor buildings will not. 

New this week is 10430 Wilshire Blvd. #1002 (Mirabella), listed at $1,185,000. According to the MLS, the condo is a 2 bedroom / 2.5 bath, with 2,818 sq ft of living space | approximately $421 $/sqft |. At just over 2,800 sq ft, this is one of the larger floorplans and is larger than your average 2 bedroom corridor condo. This condo faces Wilshire and has views of the north and east. Mirabella is a full service building. The previous purchase was back in 2002 for $1.2m. So this asking price represents a really good value for this building and big rollback from the previous purchase.
