This south of Wilshire Westwood home at 10674 Rochester Ave., LA CA 90024 returned to market last week with a new asking price of $1,125,000. This is a $70,000 reduction of their asking price last time they were on the market, ending November of 2010.
The property has been off an on the market since 9/18/08, when it started with a list price of $1,595,000. 5 listing periods and 7 price reductions later, the property is now at price point that makes sense for the neighborhood. This property is a classic example on how overpricing your property to start with and chasing the market down, will eventually lead to a much lower sales price. While I can't guarantee it, I am almost certain the owner would have got a much higher sales price back in 2008 or 2009 if they started closer to this number than the $1.595 price. The property was last purchased in 2004 for $1,150,000. According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,656 sq ft on a 6,500 sq ft lot.

Listed 91 days ago on 10/28/10 for $1,439,000, this is the 1st price reduction of the current listing term. According to the MLS, the home is a 3 bedroom / 2.5 bath, 2,017 sq ft of living space on a 8,145 sq ft corner lot.

The Westwood home at 10507 Louisiana Ave LA CA 90025 came on the market 7 days ago with a list price of $1,195,000 | approximately $472 $/sqft |. According to the MLS, the home is a 4 bedroom / 3 bath, 2,533 sq ft of living space on a 6,975 sq ft lot. The home features a newly remodeled contemporary looking kitchen (white stone counters & cabinets and stainless steel appliances) that is open to the dining and living areas. The owners made the most of the terraced backyard, making a fun entertaining environment. Complete with simulated faux grass, patios, outdoor cabana and an above ground pool that is nicely boxed in. The home could use some refreshing to the exterior of the house and upgrading of the bathrooms to make the home more complete and updated.

The Westwood home at 2231 Overland Ave LA CA 90064 was listed 1/20/11 for $1,325,000 | Aprox. $492 $/sqft |. According to the MLS, the home is a 4 bedroom / 4 bath, 2,693 sq ft of living space on a 6,075 sq ft lot. Mostly rebuilt in 1999 and remodeled throughout, this Spanish home is ready to move right in. All 4 bedrooms are very spacious, with 3 bedrooms being upstairs and the master downstairs. If this was located on any other street it might sell right away.




The Westwood home at 2239 Glendon Ave LA CA 90064 went live on the market 1/24/11 with an asking price of $1,649,000 | $632 $/sqft |. According to the MLS, the home was built in 2002 as a 5 bedroom / 2.75 bath, 2,610 sq ft of living space on a 6,750 sq ft lot. The bedroom mix is 3 bedrooms up (including master) and 2 small bedrooms downstairs. The finishes are nice throughout and obviously being built in 2002, it's move right in condition. If you like big, open and spacious, this is probley not the house for you as I would describe it more cozy feeling. The backyard has lots of grass to play on and currently has a big playset for the young ones to play on.

The Westwood home at 10556 Wilkins Ave., LA CA 90024 was listed 7 days ago for $1,675,000 | $662 $/sqft |. According to the MLS, the home is a 4 bedroom / 3 bath, 2,531 sq ft of living space. The home has been updated since being built in 1924 and is in move-in condition. With 4 bedrooms total, there are 3 up (including master) and 1 bedroom downstairs. Additionally, there is a guest room/office/bonus room over the garage that is my favorite feature of the house. This bonus room is nicely done with vaulted ceilings and a big set of windows that overlooks the lushly landscaped private rear yard. In this private rear yard, a zen-like rock waterflow flows into an in-ground spa/jacuzzi.

What Did That Westwood Home Sell For?

The Westwood home at 1563 Midvale Ave, LA CA 90024 lasted 16 days on the market before receiving an accepted offer on 11/11/10. Billed as a teardown type property, the home was listed on 10/26/10 for $989,000 and did not need any price reductions. 1563 Midvale Ave closed on 1/20/11 with a final sales price of $912,600

According to the MLS, the home is a 3 bedroom / 1.75 bath, 2,042 sq ft of living space on 7,095 sq ft lot. Walking through the home you could see considerable deferred maintenance throughout, as it looked to be in original condition.  I would say it's not really livable in it's current condition. Without a thorough inspection from qualified inspectors, it's hard to tell what is worth saving and whether it's better served tearing this house down and starting new. I liked the fact it has a separate den off the kitchen area which also opens out to a large courtyard area with an outside fireplace. With the large square footage of the lot and house, there is some nice potential here. Last thing to point out, your on the west side of Midvale, so you do not back up to commercial property (this is a good thing).
