Tuesday Caravan Review 8/3/10 - New Westwood Listings -

2313 Selby Ave, LA CA 90064 came on the market 7/29/10 with an asking price of $949,000. According to the MLS, the home is a 3 bedroom  / 2 bath, 1,612 sq ft of living space on a 6,750 sq ft lot. If your looking for a Spanish fixer on a quiet location, here is your chance. While you could tear it down and start new, the home looks to be in fair enough shape to do a complete cosmetic remodel. A physical and termite inspection have been made available by the listing agent for any prospective buyers.


The Westwood Hills home at 225 Barlock Ave, LA CA 90049 came on the market 7/28/10 with an asking price of $1,250,000. According to the MLS, the home is a 4 bedroom / 2.75 bath, 2,484 sq ft of living space on a 8,128 sq ft lot. This home is a probate sale and may need court confirmation. The MLS states the home has not been on the market in over 50+ years and looks to be completely original. Unlike the Selby fixer above, this house is not really livable in its current condition and is in need of complete rehab before moving in. The floorplan is slightly funky because you have to enter the master bedroom, in the rear of the house, by going through another bedroom. Additionally, the master bathroom is extremely small. If you don't need 4 bedrooms, one possibility would be to make the 2 tandem bedrooms one big master and reconfigure the tiny master bath to something more appealing.


The Little Holmby home at 629 Westholme Ave LA CA 90024 came on the market 7/19/10 with an asking price of $1,499,000. This is currently the lowest priced home in Little Holmby. According to the MLS, the home is a 3 bedroom / 3 bath, 2,509 sq ft of living space on a 8,102 sq ft lot. The home is very clean and livable. Nice hardwood floors and period trim/details throughout. The kitchen and baths could use modern updating, but if your budget is tight, they could be done at a later point since they are in good shape. The home is sited on the rear of the lot, so most of the yard is in the front.

The Westwood Hills home at 285 S Glenroy Ave, LA CA 90049 came on the market 7/30/10 with an asking price of $1,525,000. According to the MLS, the home is a 4 bedroom / 3.5 bath, 2,814 sq ft of living space on a 6,680 sq ft lot. The home starts off with great curb appeal from the street. After you walk thru the formal entry, you walk right into the living / dining / den areas. These public areas have a very open floorplan style and open out to the grassy backyard. The kitchen is galley style and clean but dated. There are dual masters in this house. The newest master was added on at some point and sits over the garage. The newer master has a remodeled master bath with a oversized single sink vanity, shower/tub combo and a walk in closet with custom built ins. The home was previously purchased for $1,160,000, back in 2003.

The Little Holmby home at 301 Loring Ave., LA CA 90024 came on the market 7/28/10 with an asking price of $2,995,000. According to the MLS, the home is a 6 bedroom / 4.5 bath, 5,017 sq ft of living space on a 13,500 sq ft lot. The stats above include the 1+1 guesthouse in the front. This is the first time 301 Loring Ave has been on the market in 50+ years.  From the street, this home looks like the grand 'Little Holmby' home someone would envision buying in this neighborhood. It sits on the rear portion of the lot, so most of the usable yard is in the front of the house. While this setback does create a beautiful setting in the front, perched above the street, it does limit backyard space. The only real rear yard is a patio area off the living room.  There may have been some updates since the house was originally built in 1931, however, it's current condition is begging for someone to come in and gut the house and remodel.
