The home was listed 39 days ago for $2,275,00 and this is the first price reduction of the current listing term.  According to the MLS, the home is a 5 bedroom / 6 bath, 3,741 sq ft of living space on a 8,842 sq ft lot. However, it didn't even make it to the first open house without having an accepted offer. The home hit the MLS on 4/15/10 with an asking price of $2,395,000 and was sold before the first open house on Sunday. According to the MLS, the home is a 5 bedroom (4 up / 1 down), 3.5 baths, 3,199 sq ft of living space on a 7,710 sq ft lot. The home has some upgrades throughout, including a remodeled gourmet kitchen with center island & remodeled master bath suite. The backyard features a large pool & spa and bonus/guest room in the garage.

Property Review For The New Listing At 1556 Midvale Ave., LA CA 90024

The Westwood Spanish at 1556 Midvale Ave., LA CA 90024 is new on the market with an asking price of $949,000. According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,751 sq ft of living space on a 6,750 sq ft lot. Walking through this house, it looks to be mostly in original condition and needs work/updating throughout. But even thought it needs work and would be classified as a fixer, I think this is a good deal for this house if it sells near this asking price. A recent comp, right across the street at 1527 Midvale, sold for $1,110,000 on 3/17/10. That house was only about ~200 hundred sq ft larger in the house and ~300 sq ft larger on the  lot. The condition was slightly better as well, but was not a current update. Something also to consider being on the east side of Midvale is commercial property from Westwood Blvd is in your backyard. And this house at 1556 Midvale has a 3 story office building behind the property. Planting/growing some trees/landscaping could be a solution to help alleviate any privacy issues in the backyard. Don't expect this one to last too long.

This Westwood Spanish house at 2357 Veteran Ave, LA CA 90064 just hit the market 6 days ago with a listing price of $849,000. This is the least expensive house in Westwood, not on Overland. Veteran is also an artery street and is slightly busy, but not nearly as busy as Overland. Additionally, being on this busier street is why this house doesn't pull in over $1m in today's market. Inside the house is very well kept and is in move-in condition. Beautiful dark hardwood floors with bits of original Spanish charm are seen throughout this house. The kitchen has been completely updated with newer cabinetry, stainless steel counter-tops and high end stainless steel appliances. The master or main bathroom looks to be the original Spanish tile (green/black colors), however its in very good condition. According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,698 sq ft of living space on a 6,750 sq ft lot.

I think the most logical answer to why this house has spent so much time on and off the market has been the asking price for being on the corner of Olympic and Camden.

What's unsual about the property is there is no kitchen, at all, in the main house and there is a 4 car garage out back with an apartment on top of it. The apartment space does have a kitchen and a full bath. There is no mention of the square footage of the apartment, but it is pretty large, covering the entire top of the 4 car garage. The house is the last house before the alley on Malcolm, which lines up to the back of commercial property on Pico Blvd. In addition to the 4 car garage, there is at least outside parking for 4+ cars.
