According to the MLS, the home is a 2 bedroom / 2 bath, 1,512 sq ft of living space on a 5,960 sq ft lot. The house is marketed as a trust sale without the need for court approval. 2917 Haddington Dr. located a few blocks away from the Rancho Park Golf Course / Cheviot Hills Rec Center on a nice tree lined street. While the interior is very clean, it looks to be in original condition and could use updating throughout.

2nd Price Reduction For 1249 Club View Dr. - Now A Short Sale

The property was listed 80 days ago on 11/1/09 for $2,299,900 and this is the 2nd price reduction of the current listing term. Previously, the home spent 168 days on the market, with an asking price of $2,695,000.  The house is now being marketing as a short sale and the MLS states the homeowner is actively working with the bank in the short sale process. This may be good news for a potential buyer, since typically the bank will not set the wheels in motion for a short sale until the homeowner brings the bank an offer. This may mean the process could be expedited, but one can never guarantee timing on a short sale vs the traditional sale. According to the MLS, the home is a 4 bedroom / 4 bath, 4,042 sq ft on a 8,842 sq ft lot.

Fully Approved Short Sale Home In Westwood - 10511 Rochester Ave., LA CA 90024

The home at 10511 Rochester Ave., LA CA 90024 has been off market for about 6 months as it awaited its fate with a short sale approval. Somewhere along the line the buyer seemed to have walked and within the past week the home has come back to market as a fully approved short sale. The home started it's journey back on 11/17/08 for $1,995,000 and received several price reductions, which put it in short sale territory in the middle of 2009. The home now looks to be approved from the bank with a price of $1,670,000. At under $400 ppsqft, this seems like a reasonable price for the location. According to the MLS, the home is a 6 bedroom / 4 bath, 4,800 sq ft of living space on a 6,500 sq ft lot.

Two Condos At The Remington Get Price Reductions - Wilshire Corridor

 Two condos at the high end Wilshire Corridor building, The Remington (10727 Wilshire Blvd), received price reductions in the past week. Today unit #403 received a 4.52% or $61,000, down to $1,289,000. According to the MLS, the unit is a 2 bed / 2.5 bath with 1,745 sq ft of living space. #403 is the N/W corner, which faces off of Wilshire. This is the first reduction after 88 days on the market.


Last week unit #905 made its 2nd price reduction of the listing term with a 2.47% or $30,000 reduction, down to $1,185,000. This is the least expensive condo for sale in the building.  According to the MLS, the unit is a 2 bedroom / 2 bath, 1,697 sq ft and faces south onto Wilshire.

Currently there are two units in escrow in the building and the last condo that closed in the building sold on the 4th floor on 10/30/09 for $1,240,000.Additionally, there are 9 total active units in the building ranging from $1,185,000 for the above mentioned #905 up to $7,995,000 for PH2. The average asking price of the 9 units is $2,780,556. Excluding the penthouse unit, the average price for the remaining 8 units is still over $2m at $2,128,750.

The Remington, completed in 2002, is rated by most as one of the top 5 buildings on the Wilshire Corridor with its luxurious white glove service and amenities; Valet service, door man, concierge, abundant staff, on site management, sitting room, banquet room, pool, gym, wine lockers, extra storage, direct elevators into your unit and more.

Foreclosures (REO's) On The Wilshire Corridor

According to the MLS, there are currently 4 active Foreclosures (REO's) on the Wilshire Corridor as of today. With 130 total listings on the Wilshire Corridor, this makes up only 3% of the total active listings. With such a low percentage of REO's, I wouldn't consider them to very impactful towards the overall health of the Corridor market. Listed below are the 4 foreclosures;

The newest REO came on the market today at the Ten-Five-Sixty building. 10560 Wilshire Blvd. #1003 was listed today for $974,900. The last purchase was back in 2005 for $1,300,000, which represents a 25% drop. This is a little more than average price decline, since peak 2006, of 20% for the corridor. The Ten-Five-Sixty building, built in 1982, is full service and comes with an HOD for this unit of $1,841.75 per month.  According to the MLS, the unit is a 2 bedroom / 3 bath with 1,935 sq ft of living space.

The next REO is at The Dorchester, 10520 Wilshire Blvd. #202. The unit has been on the market 38 days with an asking price of $684,000. The last listing period for this unit was back in 2006/2007 when it expired with an asking price of $955,000. I have to go back 11 years to 1998 to find a previous sale of this unit for $399,999. According to the MLS, the unit is a 3 bedroom / 3 bath with 1,817 sq ft of living space. The Dorchester is a full service building with the only rooftop pool on the Corridor. HOD's are going to run you $1,218 per month. Fyi, The Dorchester is the only building with no balconies on the Corridor.

The REO at Wilshire Holmby, 10433 Wilshire Blvd. #509, just received a price reduction today of $13,000, down to $630,800. The unit has been on the market 75 days now with 3 price reductions totaling $39k. According to the MLS, the unit is a 3 bedroom / 3 bath with 1,824 sq ft of living space. HOD's are $1,505 per month for this full service building built in 1963.


The least expensive REO on the Wilshire Corridor is 10590 Wilshire Blvd. #305 at The Westholme. Listed 162 days ago for $624,900, the condo has received 3 price reductions down to $549,000. According to the MLS, the condo is a 2 bedroom / 3 bath with 1,843 sq ft of living space. HOD's are $1,528 per month for this full service building built in 1976.
