I wanted to spot light a short sale in Westwood at 1617 S. Beverly Glen #105, LA CA 90024. The townhome is a 2 bedroom / 2 bath, aprox 1,409 sq ft of living space. The 24 unit, contemporary style building was built in 1988. This particular unit is front facing and features high ceilings in the living room with a loft overlooking the living area. The HOD's are $385 a month and include earthquake insurance. This unit is a short sale and subject to lender approval. Currently, the seller's asking price is $475,000. According to the previous MLS records, the owner purchased the unit in 2003 for $450,000.

The property at 1834 Benecia Ave., LA CA 90025 received a price reduction of 3.91% or $61,000, down to $1,499,000. The property was listed 22 days ago on 4/6/09 for $1,560,000. According to the MLS, the home is a 3 bedroom / 2.5 bath, 2,364 sq ft of living space on a 5,104 sq ft lot. The house has also been completely remodeled with a contemporary style. Additionally, according to the assessor the home is on a LAR2 lot. This allows the owner to legally build 2 units on the lot. And with the sale, the seller has plans and permits for an architectural 2 unit condo building with 3 bdrm + 3.5 bath at approx 3,000 sq ft each.

There looks to be an add-on bedroom in the rear of the house (Buyer to verify permit). What makes this not as functional is you have to go through the 2nd bedroom to enter into the third bedroom. A jack and jill bathroom also divides the two rear bedrooms.

This is the 2nd price reduction during the listing term, which started 92 days ago with a list price of $2,995,000. According to the MLS, the home is a 4 bedroom / 3.75 bath on a 7,890 sq ft lot. The notes on the property state the sq ftg of the house is 3,825 per the architect's plans and 4,049 sq ft per the appraiser. So it looks to be in the +/- 4,000 sq ft range. From the outside, the house seems very plain and traditional. But on the inside, the house has a very modern and architectural feel. The house has lots of interesting angles throughout. The living room has two story ceilings with lots of windows and light shining through. The gourmet kitchen has been updated with higher end stainless steel appliances, newer cabinetry and some sort of stone countertop. The kitchen opens in the den and breakfast nook areas giving the downstairs area a very airy and open floor plan feel to it.

The Westwood Holmby Hills traditional at 10326 Strathmore Dr., LA CA 90024 received a price reduction of 11.11% or $500,000, down to $3,999,999. The home has been on the market 143 days as of today and started with an asking price of $5,595,000. This is now the third price change during the current listing period. According to the public records, the home is a 5 bedroom / 7 bath, 4,610 sq ft home on a 14,984 sq ft lot. Now, since the MLS has stated 0 for the house sq ftg. and states 4 bedrooms / 5.5 baths, its possible that there have been some additions and changes and they don't want to quote the sq ftg according to the assessor. So this is one of those buyers to investigate items.

This Westwood Little Holmby property at 10541 Strathmore Dr, LA CA 90024 had a 8.02% or $200,000 price reduction this week, down to $2,295,000. According to public records the home is a 5 bed / 4 bath, 2,919 sq ft home on a 7,056 sq ft lot. The home was listed 2/12/09 and has been on the market 68 days. This home was also for sale in 2008 for 211 days, starting as high as $2,795,000. I think one of the challenges for this particular property is the floor plan is a little choppy. The different levels in the house and non-open floor plan style have combined to make this house a challenge to sell in this market when buyers have other choices. The higher starting price might not of helped either.

The Westwood Little Holmby traditional at 260 Loring Ave., LA CA 90024 received a price reduction this week of 3.03% or $100,000, down to $3,195,000. Here is a Westwood condo I would consider a good deal at the moment in the entry level price range. The bank just reduced their REO condo at 2345 S. Bentley Ave., LA CA 90064 5% yesterday, to an attractive price of $512,900. According to the MLS, the condo is a 2+2, 1,598 sq ft built in 1990. The property has been on the market 30 days before this price change.  For a unit this size in a newer building, the price is real attractive for the area. I would suspect this unit will not last too much longer. For those who like to compare price per sq ft, your looking at around $300 ppsqft or even less if the bank negotiates. Now, you can get something similiar down the street at 2205 S. Bentley for less money, currently listed at $450k. However, that unit literally looks onto Olympic and is very noisey.

What Did That Westwood Home Sell For? 

The property at 2046 Glendon Ave LA CA 90025 lasted 16 days on the market before receiving an accepted offer on 3/06/2009. The property was listed 2/16/09 for $949,000 and had one price reduction during the listing term, down to $879,000. The home sold and closed on 4/08/2009 for $863,000.
