Wilshire Corridor Entry Level View Condos

Looking for views with a budget on the Wilshire Corridor, the full service (Valet, Pool, Gym, Concierge, On-Site Manager) Crown Towers might be an option for you. Currently there are 5 total for sale in the building, with 3 of them worth mentioning. The three units are in original looking condition and need remodeling. Which in this market, usually means your getting a good deal. The fixer condos get nice discounts because most buyers today are unwilling to put in the time, effort or capital to remodel.

First up is this 1 bedroom / 1.5 bath unit on the 15th floor. According to the MLS, the unit is 1,099 sq ft, which is very large for a 1 bedroom. The unit faces west, but has great views of the north hills and Westwood Village. You get a great view of the iconic historical Mann Village Fox Theater. From the large balcony, you also get some southern views. Inside the unit, the floors have been pulled up, showing just the slab concrete. The living space is spacious and gets good afternoon natural light. The kitchen and baths need remodeling as well. Priced at $399,000, this is the lowest priced unit on the Wilshire Corridor and just came on the market 3 days ago. You can view a virtual tour here.

Next up is one of my favorite units available in the entry level Wilshire Corridor price range, situated on the back side of the building on the 14 floor. This 2+2 with a den is approximately 1,492 sq ft, according to the MLS. The floor plan has a very spacious and wide open living area/den/dining area. This gives a breathtaking panoramic type view of the north hills /neighborhood and Westwood Village. Again, this unit is in need of a  remodel. This condo has been off and on the market since 4/9/08, starting at a really high price of $950k. The asking price is now $679,000. You can view a virtual tour here.



The last unit I will mention has head on south views across LA on the 10th floor. The unit is a 2+2 with approximately 1,304 sq ft, according to The MLS. It has been on the market for 33 days and was briefly in escrow once so far. The unit has views of up and down the Wilshire Corridor and over the top of the newly built 6 story apartment building across the street. So it looks like hopefully those views will be locked in for a long time with the construction stopping at the 6th floor. The unit is very clean, but needs its share of updating like the rest. The seller is asking $569,000.
