Multiple Offers On A New Listing South Of Wilshire - 10470 Holman Ave

The property at 10470 Holman Ave., LA CA 90024 received a whopping 13+ offers, as of yesterday early afternoon, after coming onto to the market on 1/16/09. I have to say I am a little surprised at that kind of activity for this house. The house is nothing to write home about. Its very vanilla and has a little bit of a funky floor plan. Downstairs you have a somewhat open floor plan with the dining, living and family room all kind of joined together with minimal walls. There are 2 bedrooms + a den downstairs as well and a kitchen. Upstairs is the master bedroom all by itself. The backyard is all pool with a concrete surrounding. The home is fairly dated throughout and while clean, definitely could use updating. Again, I was slightly surprised to see such activity on this house even though I knew the price was pretty attractive. We haven't seen an asking price under $1million for several years in this neighborhood. I guess a bottom has been established for now on what a home just south of Wilshire will go for. According to the MLS, the home is a 4 bedroom / 2.5 bath, 2,427 sq ft home on a 6,630 sq ft lot.

The REO (Bank Owned) property at 2202 Veteran Ave., LA CA 90064 is finally reported as sold this week. If you don't remember the story from my previous post, you can visit them here, here and here. The home was sent to auction last November with a starting bid of $319,000, according to the auction website. The reported sales price ended up at $714,000. I think thats a bit higher than I expected considering the property and the location. I was thinking this property would end up in the mid 600's max. Well we now know half of our debate question that I posed you guys on which house will sell for more, 2202 Veteran or 2148 Camden.

I have a quick price correction from the earlier posted price reduction for 1652 Comstock Ave., LA CA 90024. On the 12th, the home was reduced

4.1% or $100,000, down to $2,350,000. Then today, the 14th, the home posted a price correction of 2.3% or $55,000, down to $2,295,000.
