The Spanish home at 2211 Prosser Ave, LA CA 90064 came on the market 7/30/08 and spent just 8 days on the market before going into escrow. The home had at least 8 offers on it and went $41,000 over the asking price, selling for $1,170,000.
According to the MLS, the home is a 3 bedroom / 1.75 bath, 1,748 sq ft home on a 6,750 sq ft lot. This home had been nicely remodeled throughout with care to preserve some of the older Spanish character. The home did include a gourmet kitchen with stainless steel appliances, new cabinetry and granite countertops as well.

The property was originally listed on 7/6/08 for $915,000 and never had a price reduction during the listing period. The home is the third house in on Manning from Olympic Blvd. Right now the status on the MLS is "looking for backup".

The house sits against a hillside, dividing the house into two levels. A street level and a downstairs level, which opens onto the tiered backyard. The street level of the house has 2 bedrooms, living room, dining room, bath, kitchen and a deck. The views are quite nice from the main level with great green tree top views of the Westwood Hills neighborhood and of UCLA. Downstairs you have 2 additional bedrooms, 1.75 baths and a den like area separating the two bedrooms.
Overall the house has a very dated feel and the split floor plan breaks up the 2,515 sq ft so the house seems small.

Potential For The Highest Public Sale In The Westwood Hills Goes Into Escrow
The massive Mediterranean home at 148 South Glenroy Ave., LA CA 90049 received an accepted offer this past weekend after 73 days on the market. Originally listed 7/9/08 for $4,489,000, the seller dropped the asking price by 8.9% to $4,089,000 before receiving this accepted offer. According to the MLS the highest public sale in the Westwood Hills area is a home on Denslow that sold for $3,850,000 a few years ago. This home on Glenroy has the potential to be the highest sale ever in the area as long as it sells above this $3.85 number. According to the MLS, the home is a 5 bedroom / 8 bath, 7,400 sq ft of living space on a 7,720 sq ft lot. The home has 3 levels, with a movie theater and entertaining area in the basement level. The house is massive inside with high ceilings and very spacious entertaining rooms that flow into eachother. The house takes up most of the land, leaving very little in the front and backyard.

10315 Calvin Ave., LA CA 90025 Has It's Day In Court
The home at 10315 Calvin Ave LA CA 90025 showed up on the MLS this week as pending after a long delay for its bankruptcy court appearance. The home originally came on the market on 6/09/08 for $850,000. The current days on market shows 102, however that is misleading because the house had to wait for the court appearance to officially change to pending. Technically, the agent could have changed the MLS status to 'Looking For Backup' offers and the active days on market counter would have stopped at the first accepted offer. There was an offer obtained many months ago that set the court date in motion for the overbid session. According to the listing the accepted price before the court overbid session was $860,000. I do not know if the property got overbid in court, but we at least know it sold for $860,000. According to public records this home is a 2 bed / 2 bath, 1,721 sq ft of home on a 6,075 sq ft lot. Property Review For The Spanish Home At 2335 Overland Ave., LA CA 90064
This review is for the Spanish house at 2335 Overland Ave., LA CA 90064. According to the MLS, the home is a 3 bedroom / 1.5 bath, 1,367 sq ft home on a 6,885 sq ft lot. The first thing to note here is that the 3rd bedroom is not a true bedroom. It is a small loft up a steep set of stairs above the den area. I would consider the house more of a two bedroom house with a loft space. You enter the house right into a nice size living room with a fireplace. An interesting shaped picture window faces out in the gated front yard that I haven't seen before in any Spanish homes in the area. It looks to have some sort of Moroccan type feel. The kitchen has been slightly remodeled with some stainless appliances, newer looking cabinetry and tile counters. Attached to the kitchen you have a little breakfast nook with windows looking out to the backyard. In the middle of the house you have a small den with a half bath. And above this den is the 3rd bedroom/ loft space. The stairway going up to this loft is very steep and was even difficult for me to climb. And I would say I am a pretty agile and athletic person. The other two bedrooms are off the hallway on the left side of the house. They share a nicely remodeled bathroom in-between the two bedrooms. Outside you have a good size backyard with some grass and a detached garage. The front of the house looks to have two gates to separate just the front motor court area in front of the house from the street. And another gate enclosing the rear of the house. The house was originally listed on 9/16/08 and they are asking $920,000.

This review is for the property at 2031 Malcolm Ave., LA CA 90025. This house is potentially a teardown or could just be added on to if you didn't want to start from complete scratch. According to the public records the home is a 2 + 1, 962 sq ft of house on a 5,400 sq ft lot. With only 962 sq ft of living space, I would suspect most people would at the very least want to add on to this house. The condition inside is fair and livable, but could definitely use some updating. The north of Olympic blvd location on Malcolm is very nice and your very insulated from the major streets. 5,400 sq ft lots have been selling in the low to high $800's, but typically have larger houses on them. Priced at $799,000, I highly anticipate this house having multiple offers and selling over the asking price.

The unique Mediterranean home at 10360 Keswick Ave., LA CA 90064 changed status from 'Backup' to 'Pending' on Monday. It looks like either the buyer in first position has removed their contingencies or they put a second buyer in backup position. Something interesting to note is while this home has been in escrow and looking for backup offers, the listing agent reduced the price offered on the MLS to $1,175,000. Normally you don't see a house reduce its price on the MLS while its in escrow. According to the MLS, it’s listed as a 4 bedroom / 3 bath, 2,608 sq ft home on a 6,875 sq ft lot. REO On Prosser Gets Another Price Reduction

This REO in Westwood at 2370 Prosser Ave. reduced its price this week, matching the REO on Veteran Ave., after watching the other REO home at Veteran and Olympic reduce it's price to the low number of $738,900. This reduction is a 2.4% or $18,000 decrease from the previous offer price. This house is also an end cap home, like the Veteran and Olympic REO home. However, this property sits at the end of Prosser where it meets the Pico Blvd businesses. Taking a look at this Google Street View picture above and Microsoft Local Live birds eye view to the right, we see the house ends right were an alley and the parking lot of Dulux Paint Center meet. The property address is 2370 Prosser Ave, LA CA 90064. And according to public records this home is a 2 bed / 1 bath, 1,182 sq ft home on a 5,706 sq ft lot. The current asking price is tied for the lowest in Westwood at $738,900. The last market activity for this property was a sale on 8/9/06 for $770,000.

REO SPANISH PROPERTY RECEIVES ANOTHER PRICE REDUCTION
As reported on this blog a while back, we have two REO's on the market in Westwood. And this week, 2202 Veteran Avenue, LA CA 90064 received another price reduction of 3.4% or $26,000, down to $738,900 . This makes this home the cheapest single family home in Westwood. Originally listed on 7/7/08 for $825,000, this REO has been on the market for 71 days. According to the MLS, the stats read as a 3 bedroom / 1 bath, 1,312 sq ft of home on a 6,750 sq ft lot. Again, this home is a significant value compared to what homes sell for in the neighborhood. However, I suggest you research the specific location of this property. Price Reduction And Review of 10377 Rochester Ave., LA CA 90024
This Spanish / Country inspired home at 10377 Rochester Ave., LA CA 90024 received its first price reduction of 2.9% or $46,000 this week, down to $1,549,000. According to the MLS, the home is a 3 bedroom / 3 bath, 1,854 sq ft home on a 7,000 sq ft lot. The home was originally listed 7/29/08 for $1,595,00 and has been on the market for 48 days now. The home has a very rustic feel to it. All of the exposed wood in the house has an older country type feel to it. Something you would find in a country style traditional home in the canyons. In the living room there are exposed wood beams running across the high barreled ceiling. The large dining room has a vaulted ceiling, as well as the exposed wood ceiling. However, the whole ceiling in the dining room is exposed wood. Next to the dining room is the good sized kitchen. The kitchen is clean and functional, but it could use some updating. According to the listing, it states there are 3 bedrooms total. Although the 3rd bedroom is very small and den like. The other two bedrooms are decent size. The bathrooms in the house are clean, but like the kitchen, could use some updating as well. The master bathroom is not directly connected to the master bedroom and is slightly down the hall from the master. The rustic theme is continued in the master bath with some exposed wood walls and wood beams in the ceiling. In the back of the house sit the master bedroom. The master bedroom lacks good closet space and is just big enough to fit the giant wood framed bed that matches the same wood as the exposed wood beams in the ceiling in the master. Off the master bedroom is a small patio like backyard. Next to the patio space is the garage, which has been converted to an un-permitted guest house with a loft space. A spiral staircase takes you up to the vaulted ceiling loft. The current asking price is $1,549,000.

This is the first price reduction during the current listing term. To give a little brief history about the house, the home was purchased last year, 5/17/07 for $1,400,000. From previewing the house when it first came on the market, it looks like the current owners did some minor remodeling on the inside since its purchase.
