As reported on this blog last month we have two REO's on the market in Westwood. And this week they both received price reductions. The Spanish house pictured left at 2202 Veteran Ave., LA CA 90064 received a 7.3% or $60,100 price reduction, down to $764,900. Originally listed on 7/7/08 for $825,000, this REO has been on the market for 53 days. According to the MLS, the stats read as a 3 bedroom / 1 bath, 1,312 sq ft of home on a 6,750 sq ft lot. The house pictured on the right at 2370 Prosser Ave., LA CA 90064 received a more subtle reduction of 2.3% or $18,000, down to $756,900. This home was listed on 7/17/08 for $774,900 and has been on the market 43 days now. According to the MLS, this home is a 2 bedroom / 1 bath, 1,182 sq ft on a 5,706 sq ft lot. Both these homes are significant discounts compared to what homes sell for in these neighborhoods. However, I suggest you research the locations of these properties. This traditional home at 10583 Rochester Avenue LA CA 90024 got pulled of the market for sale this week in favor of leasing it out. The property was originally listed on 5/27/08 for $1,635,000 and spent 90 days on the market with no price reductions. The property had more interest to renters than from perspective buyers with the seller's asking price. The property leased out for $5,800. According to the MLS, the home is a 3 bedroom / 2.5 bath, 1,860 sq ft home on a 6,500 sq ft lot.

Fixer / Teardown -- Spanish Home At 2119 Fox Hills Drive LA CA 90025 Gets Price Reduction

The major fixer or teardown property at 2119 Fox Hills Dr., LA CA 90025 received it's first price reduction this week, a whopping $2,000 dollars or .2%. $2,000 is hardly a dramatic price reduction on a $1,250,000 price tag. Originally listed on 6/16/08, the home has been on the market for 73 days now. If this price reduction was meant to entice the buyer pool, I think they may have to knock a little more off the price in order to gain some excitement. According to the MLS, the current home is a 2 bedroom / 1 bath, 1,240 sq ft home on a 5,401 sq ft lot. This home is being marketed as a teardown property with plans and permits pulled to build a 4,000 sq ft home. Now the plans and permits expedites the building process by a few months and could be some value to a potential builder or homeowner. A good comp for this home will be when the spec home closes a few doors down in the $2.2 million range. Additionally, there may be some extra value here because of the new mansionization ordinance in the city of Los Angeles which restricts build size. Under this new ordinance you would not be able to build a 4,000 sq ft home on this lot size. This value may exist assuming you can proceed with the current plans and permits.

Quick Sale On This New Construction Architectural Home At 10322 Keswick Ave., LA CA 90064

We have another quick sale of a new construction home in Westwood. This time it was one of the rarer contemporary architectural style homes at 10322 Keswick Ave., LA CA 90064. There have been very few of these style homes to sell south of Wilshire Blvd. in the past few years. Homes of note were the new construction homes on Mississippi, which sold in the beginning 2007 for $1,995,000 and the home on Kerwood that sold at the end of 2006 for $3,150,000.

According to the MLS, this home on Keswick is 5 bedrooms / 5.5 baths, 4,000 sq ft of home on a 6,500 sq ft lot. The home was listed on 8/18/08 and went into escrow after 9 days on the market. The asking price was $2,395,000.

STATUS UPDATE

About two weeks ago I reported that this new construction home on Comstock Avenue came on the market and received an accepted offer in the first week. Well the property closed on 8/26/08 for $1,000 over asking, at $2,500,000.

This new construction traditional home at 1883 Comstock Ave, LA CA 90025 came on the market 8/1/08 and spent just 5 days on the market before going into escrow. According to the MLS, this 2008 built home is a 5 bedroom / 4.5 bath, 4,200 sq ft of home on a 5,270 sq ft lot.

Originally listed on 7/10/08, the home has now been on the market for 43 days now with one price reduction during it's listing term. According to public records the home is a 2 bedroom / 1.5 bath, 1,552 sq ft home on a 5,750 sq ft lot. You can read my previous review post of the home HERE.

In the previous review post, this home sparked a mini conversation about a home selling in 2007 that is now being re-listed in 2008 as being a good barometer of the market. So we should pay close attention to this particular house to see how it does. Now I believe this house on Benecia falls into the category of being a challenged house, which I think is harder to sell in 2008. Because the home is only 2 bedrooms, sits on a smaller lot, close to a busy street, and close to multi-unit residential property makes it more dificult to sell. These are the types of properties that are not doing as well in this current market. There is another home that hit the market yesterday on Keswick Avenue that sold mid 2007. I don't believe any work has been done to the already extensively remodeled home and they are asking $150,000 more than the sales price of 2007 for the home. I will be doing a post later this weekend of all homes that have sold in 2008 that have also sold in 2007 or 2006 in Westwood to give us an idea of how recent resales are doing.

Property Review For A New Construction Mediterranean Home At 2110 Glendon Ave., LA CA 90025

This property review is for the new construction Contemporary Mediterranean home at 2110 Glendon Ave., LA CA 90025. According to the MLS, the home is a 4 bedroom / 4 bath, 3,200 sq ft home on a 5,400 sq ft lot. This teardown lot was purchased November 2007 for $915,000 and 9 months later, out pops a custom Contemporary Mediterranean home. The home sits on a nice tree lined block and is on the east side of Glendon. Since its on the east side of the street, you do not back up to Westwood Blvd. commercial property.
You walk into a 2 story formal entry way, with a winding staircase going up to the 3 bedrooms upstairs. You have 2 bedrooms and 1 master bedroom upstairs, each with their own bathroom. The upstairs front bedroom has see-through French doors with a little balconnette that overlook the 2 story formal entry. The master suite has a large walk-in closet, rear balcony and spacious master bathroom. The master bath has 2 separate vanities with sinks and a separate tub/shower. The materials used in the bathroom are a combination of contemporary fixtures with the Spanish style stone. Downstairs you have the separate formal living room, just to the right as you enter the home. You also have another bedroom downstairs with its own bathroom and a large formal dining room that leads into the kitchen. The gourmet kitchen is fully loaded with the granite counters, center island and stainless steel appliances. A nice touch that was added was the water spigot above the burners for added convenience. The kitchen then opens into the family room or den. French doors lead from the family room/den onto a covered stone patio and little grassy yard. In the back you have a 1 car garage and a studio/work space. It could be used as a guesthouse. Additionally, I wanted to mention the house has dark hardwood floors and high ceilings throughout. The asking price is $1,795,000, which is the lowest new construction price we have seen in Westwood for awhile.

Beverly Hills Luxury Condo Auction This Weekend!

I know this is primarily a Westwood blog but I wanted to share an opportunity regarding an auction happening for some luxury condos on the Century City / Beverly Hills border. The luxury building, situated in Beverly Hills, has 9 total units. All very beautifully appointed with upscale finishes. According to the MLS, they are all single level 3 bedroom / 3.5 bath + dens, that range between 3,000-3,600 sq ft. It was previously listed in the beginning of 2007 with prices in the mid $2 million dollar to $3 million dollar range. The units languished on the market for most of the year and were re-listed with another agency who also had trouble moving the units. The low $900's are typically reserved for teardown properties in Westwood or tiny fixers.
