In the post below we had a home on busy street, Beverly Glen, receive 13 offers. But this wasn't the only home in Westwood to go pending with multiple offers this week on a busy street. 2101 Veteran Ave also had multiples with 4 offers and went into escrow 4/15/08. According to public records this home was a 3+2.75, 1,750 sq ft home on a 6,747 sq ft corner lot.

381 Dalkeith Ave, LA CA 90049 has been on the market now for 167 days and just received its 3rd price reduction for a total of approximately 20% reduction off the list price. According to public records the house is a 3+3, 2,913 sq ft home on a 7,930 sq ft lot. The new price is $1,489,000.

This property review is for the Westwood single family home at 1922 S Bentley Ave LA CA 90025. According to public records the home is a 4 bed/ 3 bath, 2,358 sq ft home on a 6,050 sq ft lot. This home is a traditional two story with the master and one bedroom on the first floor and two additional bedrooms upstairs. I really like the master suite in this house. Its located in the rear of the house and has nice high ceilings, a large walk in closet and a completely remodeled custom bathroom with dual sinks, spa tub, and sep shower. The master also opens to the backyard deck via a pair of french doors. The home has alot of living space downstairs with a seperate living room, den, gourmet kitchen with large eat in area, the extra bedroom, and bathroom. The home has a nice big gourmet kitchen, which has been completely remodeled with high end stainless steel appliances and plenty of counter space with the expansive stone countertops. Additionally in the kitchen you have a large eat-in area. One thing you will notice is that carpet is layed down on all the floors. The listing agent told me that he believes there is hardwood floor underneath most of the carpet and that the current owners prefered carpet and layed it down ontop of the wood. So that would be a minor project to take up the carpet and possibly re-finish the wood that is underneath if you didn't like the carpet. The bathroom downstairs looks to be about the only thing not remodeled in the house. Upstairs you have two nice size bedrooms and a full bathroom. The asking price is $1,329,000.

I just got wind of a pocket listing on a premiere street in Westwood. It is a new construction Spanish style (to be finished in about a month), 5 beds + 5.5 baths, approx. 5,000+ sq ft.. The property sits on the S/W corner of Olympic and Overland, which is not known for being a very quiet and isolated location. The last thing to mention is this property is also a short sale.

This property review is for the Westwood home located at 2222 Balsam Ave LA CA 90064. This Spanish home is 3 bedrooms, 2.5 baths and according to public records is aproximately 1,701 sq ft of house on a 5,183 sq ft lot. When you first walk into this home, you walk into the vaulted ceiling living room area. The ceiling has vintage looking wood beams that give it that great Spanish character. Off the living room is a little den area that according to the agent, may or may not be permitted and a connecting dining room. The kitchen, although dated, is a very nice size. The kitchen is square shaped with an island in the middle and a little eat-in nook. Two generious sized bedrooms are downstairs and there is one bedroom above the garage. The bedroom above the garage could be the master bedroom with a little remodeling. It is very large, the size of a 2 car garage, and has a vaulted ceiling. Addditionally, there is a small 1/2 bath upstairs with a toilet and sink. Again it would need a little bit of remodeling, mostly with the bathroom to make it more of a true master bedroom. Or if you didn't need the third bedroom upstairs, it would make a nice bonus room. This home is currently priced at $959,000 and is probley the best choice under a million in Westwood.

This Westwood new construction home at 2131 Fox Hills Dr LA CA 90025 received a small price reduction this week of 3.9% down to $2,495,000. Will this be enough to move this large Mediterranean home off the market? Let’s look at the listing history of this house and see what’s going on. Originally it was listed 9/27/07 for $2,550,000 with agent X. They had it on the market for 81 days with no price reductions. Then it was withdrawn off the market and given to agent Y with a list price of $2,595,000 on 1/31/08. Agent Y has had it on the market for 72 days now and just this week got the 3.9% reduction. So, you’re wondering why a new construction home in Westwood is having such a hard time selling. Well it’s not exactly the house itself that’s holding people back from buying it. The house is really nice inside with high quality finishes and materials. The high asking price has been one factor with hardly any comps in the area that support this price. However, that may change a little with a recent sale on nearby Kerwood for $2,390,000. Some other big factors include the home location on the street and the lot size. According to public records the lot size is a quaint 4,878 sq ft. This is one of the smaller lot sizes in all of Westwood. And when you have a house that’s 4,000+ sq ft, the house size doesn’t leave much room for a yard. Secondly, the house sits at the end of the block of Fox Hills Drive and Lauriston where the all too convenient Ralphs and Olympic Boulevard sit. This location didn't bode so well for a house that sold last year that was directly across the street on Fox Hills Drive. This other house sat on the market for 6 months with price reductions of nearly $300,000 by the time it sold. This recent price reduction is a good start, but I think it will take a little more to make this home sell.

This 'Little Holmby' home just had a price reduction of 6.7%, down to $4,195,000. The property location is at 675 Warner Ave LA CA 90024. According to public records the home is aprox. 4,435 sq ft on a 16,560 sq ft lot which includes 6 bedrooms and 4.5 baths.The last sale of the property was on 9/13/07 for $3,000,000. The house was completely renovated by an acclaimed designer named Jean Doussett and brought to market on 3/10/08, just 30 days ago.

This review is for the Country English, 4 bedroom 3 bath home at 2269 Pelham Ave LA CA 90064. This property was listed 6 days ago on 4/2/08. If you like charm and character, this house maybe for you. The master bedroom is spacious with a vaulted wood beamed ceiling and a little nook area facing the front of the house. The master bath does need some updating. There are two other nice size bedrooms upstairs with the master. I thought the stairwell in the house has some unique character to it with a big bold wood post at the bottom of the stairs. I do want to say that the feel of the house with the dark wood paneling and dark wood floors is a little on the darker side. Downstairs the galley kitchen opens into the den area. And this den area opens to a nice size backyard. The backyard has some patio space, a really nice pool with a water feature and the garage turned studio space. According to the public records the lot size is aprox. 6,075, but the house size is unknown. Possibly due to some expansion. The house is priced at $1,695,000.

This home at 2343 Manning Ave LA CA 90064 hit the market just 6 days ago and already has a strong offer according to the listing agent. Looks like we will have another quick sale in Westwood. I will give a quick property review anyway, in case the offer isn't accepted. What I like about this Spanish home is that it has a sense of volume in it. The living area, master bedroom and den area off the kitchen all have high ceilings, helping to make this 1,700+ sq ft home feel spacious. The master bathroom was remodeled with very colorful Spanish tile, spa tub and a custom looking vanity. Additionally, the kitchen has been remodeled with newer cabinetry and stainless steel appliances. The backyard had a nice patch of grass and the garage has been converted into a bonus room. Although the garage was very minimally converted with basic drywall, flooring and some lighting I believe.
