Property Review For The Spanish Home At 2230 Manning Ave., LA CA 90064

This review is for the Westwood Spanish home at 2230 Manning Ave., LA CA 90064. This 1930 built Spanish home sits on the east side of the street on Manning about 7 houses south of Olympic. This puts you well enough away to hear any of the busy street noise from Olympic. The house has nice curb appeal from the front but does need some freshening up on the outside. Upon walking up to the house, you first walk through a little gate into a brick courtyard area. This peaceful little sanctuary could be great for entertaining as an outdoor extension off the living room area. Also, it could be nice to use as a small enclosed area for your little ones to play in. Walking into the home you have a formal entry area that leads straight down the hall to the bedrooms. To the right and front you have the large and high ceiling living room. The room is spacious and has the typical features seen in a Spanish home in the Westwood real estate market with the picture window to the front yard, fireplace and exposed wood beams on the ceiling. However, the large wood beams in this ceiling were unfortunately painted over white. You would have to remove the paint in order to show off the natural wood color on the beams. Heading back through the entry way and over to the left of the house you pass through a nice size formal dining room. The dining room leads you into the kitchen area. The kitchen looks to be completely original and is galley style. Its a fairly long kitchen with an eat in breakfast nook. Jetting off to the side of the kitchen is a butler's pantry or serving area. Beyond the kitchen towards the rear of the house you have a large laundry room with access to the rear yard and to a bathroom that's connected to the rear corner bedroom. There are three bedrooms in total and only one of them has a bathroom connected directly to it. That same bedroom that has the en suite bathroom also has access to the rear yard. All three bedrooms are good size and have decent closet space for a 1930s home. The other two bedrooms share a large bathroom, which is located off the central hallway. The backyard features a small patch of grass, 2 car garage, side storage room off the garage and a carport connect to the garage.  For someone with a few cars, this could be ideal for parking several cars in the back under cover. The covered carport could be used as an outdoor BBQ area or could be taken off to give more outdoor space. Besides romodeling, the backyard is the one thing I would personally change to this house to give it more of a backyard outdoors feel. Overall, the home needs alot of updating and most everything looks to be original. But the layout is great and all the rooms are spacious. According the MLS setup, the home is a 3 bedroom / 2 bath, 2,017 sq ft home on a 6,750 sq ft lot. The asking price is $1,199,000.
