This Spanish home in Westwood, north of Santa Monica Blvd., received a price reduction this week of 3.5% or $50,000 down to $1,399,000. The home was originally listed on 2/01/08 for $1,500,000 and expired after 185 days on the market in a "For Sale By Owner" listing approach. The owner then listed it with a broker on 8/21/08 for $1,449,000 and now has been on the market 63 days. According to public records the home is 3 bed/ 2 bath, 1,757 sq ft on a 6,630 sq ft lot.

What is land value only (tear-down value)
A. south of Wilshire on an approx 6,500 sq. ft. lot, and
B. north of Wilshire on an approx. 7500 sq. foot lot?
Going by $$ per sq. foot would be great in addition if you can.
I know that you can only "guess" and give a range, but it would be good to share here, no?
I am not commenting on this house in particular, as I have not seen it, but it seems to me that is where a few of these houses should be priced, as many of them are not in condition acceptable to someone who can afford them...
