Dramatic Price Reduction For This New Construction Westwood Home

The new construction Contemporary Mediterranean home at 2110 Glendon Ave., LA CA 90025 received a dramatic price change this week of 17.5% or $296,000, down to $1,399,000.  It looks like this developer wants this home sold now and has dropped the price to most likely elicit some multiple offer activity. The property was originally listed 8/15/08 for $1,795,000 and has been on the market for 68 days now. According to the MLS, the home is a 4 bedroom / 4 bath, 3,200 sq ft home on a 5,400 sq ft lot. The previous sale was a teardown house and sold November 2007 for $915,000. You can read my previous review post here.

Here are some details on a new pocket listing in Westwood. This is a new construction Spanish style home that will be completed in about two weeks or so. Price is yet to be determined. MISSION REVIVAL Inspired

Reminiscent of the Spanish Franciscan missions of the 17th and 18th Centuries the Mission Revival style was part of the Arts and Crafts movement of the early part of the 20th Century.

Simple lines with smooth stucco walls, half rounded windows, and shallow sloped tile roofs define this architectural style.  Interiors often had curved corners, coved ceilings and archways, wood beams and clay tile floors.

Elements of the Mission Revival style are evident throughout this newly constructed (pre-mansionization ordinance) home: from the carved wooded front door framed by a shallow archway to the decorative dark wooden corbels supporting the overhanging eaves.

The stately pink blossom tree surrounded by a colorful bed of flowers adds to the graciousness of this picturesque structure.

Defining the formal living room are high soffit ceilings accented with richly stained crown molding in place of the heavy wood beams found in a traditional Mission Revival home.  Interior windows are framed with richly stained molding that compliments the unpolished limestone floors gracing the entire first level.

Arches, arches, arches are a Mission Revival statement found in the entry to the formal dining room, center hallway and the family room/kitchen/informal dining area.

Like the formal living room, soffit ceilings over the kitchen and family rooms are accented with richly stained crown molding.  Prepare a Fiesta in the large cook’s kitchen with huge center isle.  Six burner cook top, separate area for grilling, two dishwashers, and huge open sink are part of the elaborate kitchen.  Cabinets are enriched by carved molding and frames. Lots of storage drawers and wine rack and two walk in pantries.

Wrought iron handrails leading to the second floor are a decorative element of the Mission Revival style as well as arched niches and windows.  Polished hardwood floors adorn the entire upper level.

Each of the five bedrooms is en-suite with bathrooms of distinctive slate or tumble tile walls. All bedrooms are a generous size with ample closets. Double doors open into the sumptuous master suite that overlooks the oval pool and spa.  The dual sided fireplace adds warmth and a cozy feel to the sitting area on one side and spa tub on the other. The relaxing steam shower with double jets and rain shower add a touch of luxury as well as the spacious walk in closet with center dressing isle.

This Mission Revival inspired home is truly one of sophistication and grace.

According to the MLS, the home is a 3 bedroom / 1.75 baths, 1,345 sq ft home on a 6,075 sq ft lot. The house has been remodeled and is in move in condition. This home is the least expensive move in condition home in Westwood and is definitely a good price for a 3 bedroom home in the area.

A reader pointed out that we have an interesting comparison on our hands with the REO set to go to auction at the corner of Veteran and Olympic and a probate that just came to market at the corner of Camden and Olympic .
Lets first start with the stats;

If we first start by comparing the raw stats, we will see that both houses have the same lot size. This gives the same potential for both houses for anyone wanting to build out a tad on the current house. The Veteran property has a bit more livable square footage and an extra bedroom. This makes the Veteran house a more likely candidate to just remodel and live in the house as it stands. The Camden house may be a bit small and lacking in bedrooms to live in as is, making it a likely candidate for expansion or new construction. The locations are about a wash. But I would have to say I would give the edge to the Camden property since it sits on only 1 busy street and isn't at a traffic light.

Now I want to briefly point out the sales process and asking price for both properties. As pointed out here on my blog, 2202 Veteran Ave is set to go to auction in the beginning of November. The starting bid is $319,000, however there is likely a hidden reserve price. What this reserve price is, I don't know. A commenter on this blog mentioned the hidden reserve price may be the new list price in the MLS of the home announcing the auction, which is $724,900. Regardless of the reserve, the home should get bids substantially over the starting bid even though the location is sub par. But the question is how much over??

2148 Camden Ave. is being sold as a probate that needs court confirmation. Once an offer is accepted, a petition of the sale is filed with the court and a date is set for the hearing. The court hearing usually takes place 30 to 45 days after the petition is filed. Then this is where the process gets interesting. At the hearing in court, the property is then subject to overbid, like an auction. So its very possible that the first person that had an accepted offer could get overbid by someone showing up to the court hearing. Bids are made in incremental values set by the court.

So what property do you think is worth more and should achieve a higher sales price?

What Did That Home Sell For?

This Westwood Hills traditional home at 314 Glenroy Ave., LA CA 90049 lasted 36 days on the market before entering escrow.  The home was originally listed 7/17/08 for $2,000,000 and did not receive any price reductions during its listing term. The home closed on 10/17/08 with a sales price of $1,942,000.

According to the MLS the home is a 3 bedroom/ 3.5 bath, 3,109 sq ft home on a 8,280 sq ft lot.

Spanish Fixer At 1276 Warner Ave., LA CA 90024 Likely To Be Back On Market With Reduced Price

It looks as though the Spanish home at 1276 Warner Ave., LA CA 90024 will be coming back to the market in the next couple days. The current buyer's loan looks to be in question and there is a high probability the home will be back on the market this week. Late last week, while the home was in escrow, the asking price was changed from $1,799,000 to $1,599,000 which gave me the idea that the current escrow was in trouble. The home has a good floor plan and square footage, making this an excellent opportunity to fix up a dream type home. According to the MLS, the home is a 4 bedroom / 3.75 bath, 3,213 sq ft of home on a 7,020 sq ft lot. You can read my previous review of this house HERE.

Property Review For The Spanish Home At 2027 Parnell Ave., LA CA 90025

This property review is for the Spanish home at 2027 Parnell Ave., LA CA 90025. The property sits on the west side of Parnell and is in a great block location inbetween Santa Moncia Blvd and Olympic. You enter the house off a covered porch into the mini foyer. This leads directly into the high coved ceiling living room. The living room seems to have lots of light with many windows looking onto the porch and on the south wall. Connected to the living room is the formal dining room. The formal dining room is rectangle shaped and would not be ideal for a round shaped dining table. The dining room also gets good light with a beautiful picture window looking out to the front of the house, as well as windows on the north wall. The dining room is slightly open to the kitchen/breakfast nook area with a doorway and a half wall. The kitchen is very spacious and has been nicely upgraded with newer cabinetry, stainless steel appliances and newer counters. The kitchen also has an eat-in table which matches the kitchen counters. Unfortunately, the kitchen also has the only access from the house to the backyard via the service porch. In my opinnion this is one of the functional flaws of the house. The backyard has a little grassy area and a detached garage that has been moderately finished off with drywall, paint, some flooring and built in storage cabinets (bonus rooom). According to the MLS, the home is a 3 bedroom / 1.75 bath home on a 5,400 sq ft lot. The public records state the home is aprox. 1,449 sq ft. The asking price is $1,075,000.

According to the RealEstalker celebrity real estate blog and Entertainment Tonight, Tori Spelling is selling her home at 1955 Thayer Ave., LA CA 90025. I have not seen anything come up on the MLS yet as an active listing, but Entertainment Tonight is saying the home is listed for $2,395,000. Tori purchased this home earlier this year on 2/12/08 for $2,275,000. The previous MLS listing stated the 2005 built home is 5 bedrooms / 3.5 baths, 3,300 sq ft of living space on a 6,665 sq ft lot.
