2 Bedroom Home At 2360 Kelton Ave., LA CA 90064 Officially Closed

This 2 bedroom /1 bath home, located at 2360 Kelton Ave, LA CA 90064, officially sold and closed last week. This home endured one of the longest listing periods in Westwood, 318 days on the market. Additionally, the home spent close to a whole year before this listing period trying to be sold as a 'for sale by owner' before getting represented by Coldwell Banker. The final sales price was $993,000. According to public records this home is 2 bed / 1 bath, 1,211 sq ft of house on a 6,345 sq ft lot. The house did have nice curb appeal, clean landscaping and a nice remodel job inside. However, a combination of the owner wanting a high asking price, being a two bedroom home and being located at the end of Kelton near Pico were all factors why this home stayed on the market so long.

It looks like this house sold on 6/16/2005 for $895,000. Any idea if those buyers did the remodel? If so, they may have lost money on a $993,000 sales price.

I took a look at the last listing and I think most of the major remodeling was done by the previous owner. I think the latest seller did just a few minor revisions. However, after closing costs and even minor remodeling costs, it looks like the seller barely broke even.

With holding costs I think the sellers took a small bath.

Every time I went to Anna's, I would see that Coldwell sign...sniff...I'm gonna miss that sign.

Given the square footage and location, isn't $993k on the high side? I mean you can't really throw a second story on that type of house and the nice deck they added to the back of the house would have to be removed (i.e., destroyed) in order to put an addition to the rear.

We have had six two bedroom homes sell in the last three months in Westwoood.

*2360 Kelton - 2+1 / 1,211 sf / 6,345 lot sf / sale price $993k
House was completely move-in and remodeled

*2377 Glendon - 2+1.5 / 1,475 sf / 6,750 lot sf / sale price $815k
House was a fixer

*10515 Tennessee -2+1 / 1,299 sf / 6,840 lot sf / sale price $1.1m
House was nicely landscaped - mostly updated

*2026 Greenfield - 2+1.5 / 1,367 sf / 5,400 lot sf / sale price $1.01m
House was updated

*2351 Malcolm - 2+1 / 1,518 sf / 6,615 lot sf / sale price $927k
House was major fixer/teardown

*2255 Prosser - 2+1 / 1,307 sf / 6,075 lot sf / sale price $860k
House was major fixer


So if you take a look at these other sales, the house on Kelton is necessarily high compared to the other sales.
