Property Review For 2010 Benecia Ave., LA CA 90025

This property review is for the Country English home at 2010 Benecia Ave, LA CA 90025. According to public records the home is a 2 bedroom / 1.5 bath, 1,552 sq ft home on a 5,750 sq ft lot. The home sits on a corner lot, a short block away from Beverly Glen blvd. When driving up you will see the home has a charming curb appeal with a lushly landscaped frontage. With all the tall trees around, it gives the sense of driving right into the country even though you are a block away from Beverly Glen. The home has been moderately updated throughout. The kitchen is a decent size and is appointed with granite on the counters and stainless steel appliances. To one side of the kitchen you have a little breakfast nook and on the other is the formal dining room with wainscoting on the walls. The living room has vaulted cielings with exposed wood beam trussing. A little den is connected off the living room which has sliding doors that lead out to the backyard. The backyard is primarily all brick patio with some lush landscaping. There are two bedrooms on the same side of the house that both share the remodeled bathroom. The master bedroom is a little larger than the 2nd bedroom. Originally listed 7/10/08, the home has been on the market 34 days now with the asking price of $1,295,000.

This house sold for $1,107,500 on7/24/2007. Any chance it can get $1,295,000 a year later?

Even though the owner looks to have done a tiny bit of remodeling, I think the asking price is a bit high for this home. So to answer your question, there is always a chance. But I don't think its very likely they will get that price.

You know, I could have missed it, but I don't remember the house being on the market last year. Was that a full value sale in '07?

The house is pretty nice (I've been in it), but it is close to Beverly Glen and some apt buildings. It makes the most of its location and has nice big trees around it. I could certainly see it selling for $1.15m. $1.3m seems too much, but stranger things have happened...

When you mean full value sale, do you mean full price?

The house was listed 6/6/07 for $1,175,000. It spent 27 days on the market and sold for $1,107,500.

Well, you answered my question. No, what I meant was a transfer b/n family members or something which might not reflect a regular full market sale. But it sounds like it was on the market last summer and sold in the regular fashion to an ordinary buyer. I must have missed the "for sale" sign. If it sold for $1.107m a year ago and hasn't been remodeled significantly, it gives a pretty good basis to establish current value -- maybe a bit higher but not a ton higher now.
