Good Deal In Little Holmby

This charming Little Holmby traditional at 811 Warner Ave, LA CA 90024 just received a 5.57% or $100,000 price reduction yesterday, down to $1,695,000. This is the 2nd price correction during the listing period, which started 37 days ago. The home was originally listed on 6/23/08 for $1,995,000 and had its 1st price reduction of 10% on 7/10/08. The last time something sold in Little Holmby below $1.7 was back in the beginning of 2006. This home is priced extremely well now and if you are waiting on the sidelines for a good deal, this is definitely one. To be in Little Holmby for under $1.7 in a completely remodeled home is a great deal. According to public records this home is a 3 bed / 1.75 bath, 2,011 sq ft home on a 5,619 sq ft lot.

The Skinny House Is Officially Sold!

Late June I posted a story, that was featured on the popular CurbedLA Website, about the skinny house in Westwood that finally had an accepted offer after spending nearly 2 years off and on the market. You can read my previous story (posted here). Well I have an update to the status of that home. And as you can tell from the picture to the left, it's finally official, the home at 10595 Louisiana, LA CA 90025 is sold. According to the MLS, the final sales price is $865,000 and was recorded on 7/24/08.

These Two Westwood Homes Pulled Off The Market For Leases

Two Westwood properties were withdrawn off the MLS this past week due to getting leased out. The Spanish property at 2217 Parnell Ave, LA CA 90064 was on the market a total of 76 days with the asking price of $1,149,000. It was tenant occupied and never got a fair chance at selling. The property never had any broker tours or public open houses. The traditional home at 1902 Camden Ave, LA CA 90025 was on the market for a total of 35 days with an asking price of $1,195,000. According to the public records the home is a 2 bed / 1 bath, 1,296 sq ft of house with a 7,425 sq ft lot. The home was mostly original in its condition.

Quick Sale For This Spanish Home At 2048 Camden Ave, LA CA 90025

Before I got a chance to do a review for this Westwood newer construction Spanish home at 2048 Camden Ave, LA CA 90025, the property has an accepted offer. After just 6 days on the market the property received an accepted offer over the weekend. I got a chance to visit the property last week and the home was beautifully done inside. High end materials were used throughout the home with many custom finishes and details. The home had a total of 4 bedrooms, with 3 upstairs and 1 downstairs. The downstairs bedroom had been converted into an office with custom built-in desks and cabinetry. Upstairs in the master, the bedroom had a high coved ceiling, his and hers walk-in closets and a his and hers bathroom with dual entrances to the shared shower. According to public records the home is 4 bed / 3.5 bath, 3,048 sq ft of home on a 6,750 sq ft lot. The asking price for this home was $2,089,000.

Flip Returns To Market At 2367 Greenfield, LA CA 90064

The flip property at 2367 Greenfield, LA CA 90064 returned to market this week as the least expensive non REO property in Westwood. Originally listed 3/6/08 with the asking price of $1,049,000, the property spent 109 days on the market with several price reductions down to $899,000. The property had no luck obtaining a buyer during the first listing period. The home has now returned to market with a new agent and the new low price of $840,000. At this price, the home starts to be a value and should sell a little faster now. According to the MLS, the home is a 3 bed / 2 bath, 1,500 sq ft of house on a 5,793 sq ft lot. At a $560 price per square foot basis, thats a good $150+ price per sq ft lower than the average in Westwood. Plus the home has been remodeled inside, so its move-in condition. Now as I mentioned before in my first review of this home posted here, the home is not without flaws. One of the main reasons it has had dificulty selling is the home's location, which is right at the end of Greenfield where it meets Pico and the Norms Restuarant. Take a look at this Google Satellite view of the property. The red 'A' is the marker for the house on Greenfield. Then you have an alley and then Norms Resturant on Pico Blvd.

Two Spanish Homes North Of Santa Monica Blvd Hit Escrow This Week

The remodeled Spanish home at 10610 Rochester Ave, LA CA 90024 didn't spend too much time on the market after going into escrow this week. Originally listed on 6/30/08 with the asking price of $1,495,000, the home spent just 23 days on the market. In my review (posted here) of the property last week, I mentioned this property was priced very well for the area and should sell quickly. According to public records the home is a 3 bed/ 2 bath, 1,946 sq ft home on a 7,579 sq ft lot. Not counted in the public records is a huge bonus room basement that added additional usable square footage.


The Spanish home at 1522 Pandora Ave, LA CA 90024 also went into escrow this week after spending a little over a month on the market. Originally listed on 6/17/08 with the asking price of $1,565,000, the home spent 37 days on the market. The property had one price reduction down to $1,485,000 during the listing term. According to public records the home is a 2 bed / 2 bath, 1,911 sq ft of home on a 6,500 sq ft lot. The MLS has the property listed as a 3 bed / 3 bath home with 2,200 sq ft of house. It seems like the owners are counting the basement level as extra square footage along with the extra bedroom that is on the basement level.

Two Westwood Hills Homes Make Their Exit Off The MLS

Westwood Hills On Thurston

If you were looking to purchase a property on Thurston, you may have lost your chance this week. Both Thurston listings were taken off the MLS, one voluntarily and the other expired. One of the major challenges that faced both of these listings was their locations on the street. Both houses backed right up to Sepulveda and the 405 freeway. These homes tend to get a lot of freeway noise. Additionally, both properties have virtually unusable backyards because of the sloping lots.

349 Thurston Ave, LA CA 90049 was withdrawn off the MLS this week after spending 124 days on the market. According to public records the home is a 3 bed / 2.5 bath, 2,241 sq ft home on a 5,960 sq ft lot. The home had been completely updated throughout. Originally listed on 3/21/08 with the asking price of $1,495,000, the home received no price reductions during the term of the listing.


355 Thurston Ave, LA CA 90049 was expired off the MLS this week after spending 169 days on the market. According to public records the home is a 3 bed /2 bath, 1,691 sq ft home on a 6,900 sq ft lot. This property situation was a little different than the other Thurston listing in that it was a short sale that required lender approval. This property was originally listed on 1/24/08 with the asking price of $1,550,000 and received many price reductions till it ended up at the asking price of $1,150,000. This remained the lowest priced home north of Santa Monica Blvd for quite some time.

This Little Holmby Architectural home received a price reduction this week of 8.1% or $170,000, down to $1,925,000. This architectural home was designed by the famous architect Richard Neutra and the property is referred to as the Van Cleef Residence of 1942. According to public records the home is a 2 bed / 2 bath, 1,921 sq ft of house on a 10,933 sq ft lot. Originally listed on 6/20/08, the home has been on the market for 35 days now. The property is located near the Warner Elementary school at 651 Warner Ave, LA CA 90024 in the Little Holmby section of Westwood.

1608 Thayer Ave, LA CA 90024 Receives It's First Price Reduction

This north of Santa Monica Blvd Westwood home at 1608 Thayer Ave, LA 90024 received a price reduction of 3.8% or $60,000 this week, down to $1,535,000. The home was originally listed on 6/23/08 and has been on the market for 29 days now before receiving its first price cut. According to the MLS, the home is listed as a 3 bed / 2 bath, 1,859 sq ft home on a 7,840 sq ft lot. However, the 3rd bedroom was converted to a den space in this particular house and would have to be converted back if you needed a 3rd bedroom.

Off Market For Now.... Third Time Is The Charm?

No luck the 2nd time around for this home at 2227 Benecia Ave, LA CA 90064. This property was just withdrawn off the MLS this week after a 2nd go around on the market, concluding with no sale. The home was originally listed on 7/31/07 for $1,279,000. About 60 days later it received a healthy price reduction down to $1,195,000 and spent another 60 days on the market with no sale. The property was then withdrawn off the market, 11/29/07, for the holiday period and then set its return to market on 4/23/08 with an asking price of $1,195,000. Fastforward 89 days later to present day and the home has yet to sell. This lastest listing period ended without any price reductions or changes to the property during the last term. If we take a closer look at the public records for what this owner paid for the home, we may find the reason why we didn't see any more price reductions. It looks like the owner paid $1,090,000 on 11/22/05 for the property. So after some remodeling costs done by the seller and the broker fees, the owner could be possibly breaking even if the home sold at its last asking price. Any lower and the owner would be taking a loss. Maybe the third time is the charm and we will see this property pop up again on the market.

This home was one of the lowest priced 3 bedrooms on the market in Westwood and the buying pool definitely saw this as a value and jumped on it quickly. The listing came on 7/9/08 with the asking price of $1,087,000. According to public records the home was a 3 bed/ 1.75 bath, 1,592 sq ft of home on a 6,615 sq ft lot.

Westwood gets its 2nd REO single family home to hit the market in the past week. This house is also an end cap home, like the Olympic and Veteran REO home I posted at the end of last week. However, this property sits at the end of Prosser where it meets the Pico Blvd businesses. Taking a look at this Google Street View picture above and Microsoft Local Live birds eye view to the right, we see the house ends right were an alley and the parking lot of Dulux Paint Center meet. The property address is 2370 Prosser Ave, LA CA 90064. And according to public records this home is a 2 bed / 1 bath, 1,182 sq ft home on a 5,706 sq ft lot. The current asking price is the lowest in Westwood at $774,900. The last market activity for this property was a sale on 8/9/06 for $770,000.

For now the property at 2111 Prosser Ave, LA CA 90025 is withdrawn off the market until further notice. However, even though the property is now off The MLS, according to the listing agent there are a couple offers on the table for the sellers and they are in negotiations. According to public records this property is a 3 bed / 1 bath, 1,243 sq ft home on a 6,075 sq ft lot. The home was originally listed on 4/7/08 for $1,188,000 and received one price increase to $1,268,500 on 7/2/08. The home spent a total of 99 days on the market. In case you didn't get a chance to see this home, any many didn't since it only had 1 public open house and 1 brokers tour (and that was on the wrong day of the week than normal Westwood brokers' tours), the house was mostly original in its state. It was much more of a project home and needed remodeling throughout.

This review is for the Tudor style, 4 bedroom 3 bath home at 2269 Pelham Ave, LA CA 90064.
This property was originally listed on 4/2/08 and lasted just 27 days on the market, priced at $1,695,000, and was withdrawn for unknown reasons. Its now been re-listed with a new agent with the asking price of $1,575,000. If you like charm and character, this house maybe for you. The master bedroom is spacious with a vaulted wood beamed ceiling and a little nook area facing the front of the house. The master bath does need some updating. There are two other nice size bedrooms upstairs with the master. I thought the stairwell in the house has some unique character to it with a big bold wood post at the bottom of the stairs. I do want to say that the feel of the house, with the dark wood paneling and dark wood floors, is a little on the darker side. Downstairs the galley kitchen opens into the den area. And this den area opens to a nice size backyard. The backyard has some patio space, a really nice pool with a water feature and the garage turned studio space. According to the public records the lot size is approx. 6,075, but the house size is unknown. Possibly due to some expansion.

According to public records the home is a 3 bed / 1 bath, 1,312 sq ft of home on a 6,750 sq ft lot. But before you get too excited about the price, you must understand where this home is located. Take a look at this street view picture above, courtesy of Google street view. Its located in possibly one of the worst locations in all of Westwood, the intersection of Olympic Blvd and Veteran Ave. So if you don't mind living at a busy intersection then this could be a good deal for you.
