Late Breaking News -- Odd House Sells After Two Years On And Off Market

We have a Westwood Real Estate late breaking news story to bring to you this morning. The un-imaginable has occurred. The structure located at 10595 Louisiana Ave LA CA 90025 appears to have an accepted offer and is now in 'Backup' status. Yes I will repeat that, there is a willing home purchaser wanting to buy and live in that narrow structure located on the odd triangular lot that sits on Olympic Boulevard. What is so strange about this you say? This is the property that has sparked many conversations around the area that included such comments as: "What was that builder thinking?.....What is that?... Who would ever buy a house in that location?"... and so on. I know I have shared a laugh with many visitors at my open houses in Westwood, as well as other agents about this particular home. I am not going to go through the whole listing history because it is very lengthy, but in a nutshell it was listed 3/15/06 for $1,500,000. And after 2 different Realtors, a possible short term lease tenant and many price changes and listing periods later, the house ended up in 'Backup' status on 6/25/08 at the asking price of $899,900. What happened that could of helped sell this home? I know the first photo was recently changed on the MLS (original photo above) and possibly whatever other websites this particular home was on, to a slightly more appealing photo. And I have noticed that there was actually a few open houses the last month or so, which was a rare occurrence for this listing. In fact there are about a dozen homes on the market right now that don't have any open houses either, which could be preventing possible home buyers from seeing the home and wanting to make a purchase as well. <-hint to those sellers. I think the photos and open houses definitely helped, but price was the ultimate winner here in making this home sale. At a certain price every home will sell, no matter what circumstances the home faces. And that home was now priced to compete with smaller condos and town homes.

Turnkey Spanish -- Property Review For 2244 Manning Ave LA CA 90064

This property review is for the Spanish home at 2244 Manning Ave LA CA 90064. First off I would like to say this is my favorite house on the market right now in Westwood. Top to bottom I love everything about it. Starting with the front, the home has excellent curb appeal with a beautifully landscaped front yard and entry courtyard. You enter the house right into the living room area. Like the rest of the first floor you have high ceilings in the living room with wood beams across the ceiling. I would have liked to see the wood beams stained a natural wood color to give off some more Spanish character, but you can’t always be too picky. Connected to the living room is a rather large office or library with some built in bookshelves. If one needed an extra bedroom, this could probley be converted into a bedroom instead of an office/library space. Before you hit the kitchen, there is a dining room that is sectioned off. Like the living room, the dining room has a slightly barreled ceiling with wood beams going across. Again I would have liked to see the beams a natural wood color. Next we enter into the gourmet kitchen that is open right into the family room/den area. The kitchen has newer cabinetry, stainless steel appliances, and granite countertops. It also features a breakfast bar that can seat four comfortably. The kitchen flows into the family room area which is very spacious. Additionally, there is one bedroom downstairs and one bath. Sliding doors open from the family/den room into the backyard. The backyard features a lovely pool and spa with several water fountains spilling into the pool. You also have another area, perfect for outside dining. Also in the backyard is the garage which has been converted into a bonus/guesthouse. The finished off guesthouse has a bathroom and mini kitchen area. Going back into the house, upstairs we have the master suite and an additional bedroom. The master suite has vaulted ceilings, a large walk-in closet, and a little outside deck sitting area. The master bath has been nicely done with slate and has dual sinks, separate shower and tub. Overall, I really like the spacious feeling of the house with the high ceilings throughout the home. The rooms are all very spacious and the house has great flow. The asking price for the home is $1,595,000 and I think it will sell fairly quickly.

According to public records the home is a 3 bed / 2 bath, 1,532 sq ft home on a 5,400 sq ft lot. There has been two other fixer/teardowns in Westwood that have sold this year with this exact lot size. However, those two homes were 2 bed / 1 baths and were aprox 1,000+ sq ft of living space. They both sold around $800,000. The asking price for this home is $899,000.

The price correction is significant at 7.17%, making it the lowest price home in 'Little Holmby' at $1,995,000. There is one other new listing in ‘Little Holmby’ that just came on at $1,995,000. However, the caveat is that property is tenant occupied till May ‘09. According to the MLS this contemporary looking home was built in 1970 and is a 6 bed / 4.5 bath, 4,000 sq ft of home on a 5,790 sq ft lot. Inside the living conditions are very clean but in need of updating. Surprisingly, the home does look better inside than the interior pictures indicate on the web.
