Price Reduction -- Unfinished New Construction Opportunity on Fairburn Ave

There has been a new price cut on this unfinished new construction home in Westwood. The home is located at 2018 Fairburn LA CA 90025. And the new price is $1,650,000, which was reduced 7.8% from the previous list price. This property sits in the middle of the block on what is considered one of the better streets in this part of Westwood. If your looking for a project and a newer construction home, then this could be your house. According to the listing agent, the house is aprox 80% done with mostly the finishes left to do. The listing agent also mentioned that depending on what materials and who did the work, you could be looking at around $300,000-$350,000 left in expenses to finish the home. Taking that number with the current list price, it looks like you could have this house for about $2,000,000 when all is said and done. That is pretty good for a new construction home in Westwood that is 4+4.5, aprox 3,551 sq ft on a 6,075 sq ft lot. A recent comp around the corner on Thayer just sold in the beginning of 2008 for $2,275,000. The house is also a Spanish newer construction home (2005) and was a 5+3.5, aprox 3,300 sq ft of home on a 6,665 sq ft lot. With this new price point, this house looks to be an excellent opportunity for someone to get a new construction home and finish it the way they want to.
