If you read my post yesterday, you saw that I talked about this property on Fox Hills receiving a pile of offers. According to the agent he was rejecting even receiving offers unless it was at or over the original asking price of $1,075,000. Well today they adjusted the list price up 16% to $1,249,000.

In the post below we had a home on busy street, Beverly Glen, receive 13 offers. But this wasn't the only home in Westwood to go pending with multiple offers this week on a busy street. 2101 Veteran Ave also had multiples with 4 offers and went into escrow 4/15/08. According to public records this home was a 3+2.75, 1,750 sq ft home on a 6,747 sq ft corner lot.

Multiples Offers Swamp This Westwood Little Holmby Home

This stately traditional home in Westwood's 'Little Holmby' section got plenty of attention this past week. The property at 519 S Beverly Glen received a whopping 13 offers which no doubt exceeded the asking price. It hit the market about two weeks ago with a $2,399,000 price tag and according to the listing agent was flooded with about 300 potential buyers at the first open house. The home was a true fixer, perfect for restoring a 1940 traditional to its former glory. According to public records it is a 4 bed/3 bath, 4,617 sq ft home on a 12,719 sq ft lot.

This property review is for the Westwood single family home at 1922 S Bentley Ave LA CA 90025. According to public records the home is a 4 bed/ 3 bath, 2,358 sq ft home on a 6,050 sq ft lot. This home is a traditional two story with the master and one bedroom on the first floor and two additional bedrooms upstairs. I really like the master suite in this house. Its located in the rear of the house and has nice high ceilings, a large walk in closet and a completely remodeled custom bathroom with dual sinks, spa tub, and sep shower. The master also opens to the backyard deck via a pair of french doors. The home has alot of living space downstairs with a seperate living room, den, gourmet kitchen with large eat in area, the extra bedroom, and bathroom. The home has a nice big gourmet kitchen, which has been completely remodeled with high end stainless steel appliances and plenty of counter space with the expansive stone countertops. Additionally in the kitchen you have a large eat-in area. One thing you will notice is that carpet is layed down on all the floors. The listing agent told me that he believes there is hardwood floor underneath most of the carpet and that the current owners prefered carpet and layed it down ontop of the wood. So that would be a minor project to take up the carpet and possibly re-finish the wood that is underneath if you didn't like the carpet. The bathroom downstairs looks to be about the only thing not remodeled in the house. Upstairs you have two nice size bedrooms and a full bathroom. The asking price is $1,329,000.

This newer construction Mediterranean home at 2203 Overland Ave LA CA 90064 got a swift and rather large price reduction after just coming on the market 13 days ago. The current asking price is now $1,599,000, 20% off from the original list price. This new price is much more appropriate considering the difficult location this home faces. The property sits on the S/W corner of Olympic and Overland, which is not known for being a very quiet and isolated location. The last thing to mention is this property is also a short sale.

Price Reduction -- Unfinished New Construction Opportunity on Fairburn Ave

There has been a new price cut on this unfinished new construction home in Westwood. The home is located at 2018 Fairburn LA CA 90025. And the new price is $1,650,000, which was reduced 7.8% from the previous list price. This property sits in the middle of the block on what is considered one of the better streets in this part of Westwood. If your looking for a project and a newer construction home, then this could be your house. According to the listing agent, the house is aprox 80% done with mostly the finishes left to do. The listing agent also mentioned that depending on what materials and who did the work, you could be looking at around $300,000-$350,000 left in expenses to finish the home. Taking that number with the current list price, it looks like you could have this house for about $2,000,000 when all is said and done. That is pretty good for a new construction home in Westwood that is 4+4.5, aprox 3,551 sq ft on a 6,075 sq ft lot. A recent comp around the corner on Thayer just sold in the beginning of 2008 for $2,275,000. The house is also a Spanish newer construction home (2005) and was a 5+3.5, aprox 3,300 sq ft of home on a 6,665 sq ft lot. With this new price point, this house looks to be an excellent opportunity for someone to get a new construction home and finish it the way they want to.

This Westwood new construction home at 2131 Fox Hills Dr LA CA 90025 received a small price reduction this week of 3.9% down to $2,495,000. Will this be enough to move this large Mediterranean home off the market? Let’s look at the listing history of this house and see what’s going on. Originally it was listed 9/27/07 for $2,550,000 with agent X. They had it on the market for 81 days with no price reductions. Then it was withdrawn off the market and given to agent Y with a list price of $2,595,000 on 1/31/08. Agent Y has had it on the market for 72 days now and just this week got the 3.9% reduction. So, you’re wondering why a new construction home in Westwood is having such a hard time selling. Well it’s not exactly the house itself that’s holding people back from buying it. The house is really nice inside with high quality finishes and materials. The high asking price has been one factor with hardly any comps in the area that support this price. However, that may change a little with a recent sale on nearby Kerwood for $2,390,000. Some other big factors include the home location on the street and the lot size. According to public records the lot size is a quaint 4,878 sq ft. This is one of the smaller lot sizes in all of Westwood. And when you have a house that’s 4,000+ sq ft, the house size doesn’t leave much room for a yard. Secondly, the house sits at the end of the block of Fox Hills Drive and Lauriston where the all too convenient Ralphs and Olympic Boulevard sit. This location didn't bode so well for a house that sold last year that was directly across the street on Fox Hills Drive. This other house sat on the market for 6 months with price reductions of nearly $300,000 by the time it sold. This recent price reduction is a good start, but I think it will take a little more to make this home sell.

The master bedroom is spacious with a vaulted wood beamed ceiling and a little nook area facing the front of the house. The master bath does need some updating. There are two other nice size bedrooms upstairs with the master. I thought the stairwell in the house has some unique character to it with a big bold wood post at the bottom of the stairs. I do want to say that the feel of the house with the dark wood paneling and dark wood floors is a little on the darker side. Downstairs the galley kitchen opens into the den area. And this den area opens to a nice size backyard. The backyard has some patio space, a really nice pool with a water feature and the garage turned studio space. According to the public records the lot size is aprox. 6,075, but the house size is unknown. Possibly due to some expansion. The house is priced at $1,695,000.

This home at 2343 Manning Ave LA CA 90064 hit the market just 6 days ago and already has a strong offer according to the listing agent. Looks like we will have another quick sale in Westwood. I will give a quick property review anyway, in case the offer isn't accepted. What I like about this Spanish home is that it has a sense of volume in it. The living area, master bedroom and den area off the kitchen all have high ceilings, helping to make this 1,700+ sq ft home feel spacious. The master bathroom was remodeled with very colorful Spanish tile, spa tub and a custom looking vanity. Additionally, the kitchen has been remodeled with newer cabinetry and stainless steel appliances. The backyard had a nice patch of grass and the garage has been converted into a bonus room. Although the garage was very minimally converted with basic drywall, flooring and some lighting I believe.

The days on market totaled 329 days. The current asking price is $1,450,000 and the property never receieved a price reduction during its listing period. Hopefully the owners were not in any hurry to sell this property.

According to public records the house sits on a 5,400 square foot lot, which is among the smaller size lots in Westwood.

Long Overdue Price Reduction For Kelton Home

This home at 1545 Kelton Ave. LA CA 90024 finally had a long overdue price reduction this week down to $1,250,000. The home has been for sale since 6/8/07, originally starting at $1,400,000. There are several reasons why this home has not sold yet but I just want to point out the two most glaring ones. First, the original list price for this house was way too high for this particular neighborhood. There were no sufficient comparables to justify a starting point this high. Second, I don’t believe the house has had a fair chance at being exposed. Basically the home is for-sale-by-owner and looks to be represented by a flat fee, pay to get on MLS type representation. I have not seen a public open house nor broker’s caravan for this property since it was listed almost a year ago. Up until recently on the MLS, there was only 1 picture, which was an overhead satellite picture of the home location. Say what you will on the style, condition, type of remodeling, etc about the house, without corrective measures on my first two points the house has a low probability of selling.
