I wanted to wish all the readers of this blog to have a  happy and safe new year. 
I hope everyone has had a wonderful holiday season. I have enjoyed a little hiatus during the holidays, spending time with family. And I will be returning on Monday, Jan 5th with my regular scheduled blogging as I continue to dissect and bring you informative content for The Westwood Real Estate Market.
Once again, thank you to all those you have visited my site during 2008 and I look forward to seeing you in 2009.

-Update- Multiple Offers On Little Holmby Fixers

Here is an update to last weeks post of Little Holmby fixer opportunities. You can read my previous post here. Two of the three properties have since entered escrow and judging by the activity, the third should follow shortly. The first one to enter escrow was 711 S Beverly Glen, LA CA 90024,  a 4 bedroom / 3.5 bath, 4,924 sq ft of living space on a 16,425 sq ft lot. And according to the listing office the home had 12 offers on it, with 2 currently in backup position. This property was an absolute gem that exuded Spanish character. I was not suprised to see the amount of interest in this property for the asking price of $2,325,000.

The Spanish house to the left at 709 Thayer Ave., LA CA 90024 also had multiple offers on it and entered escrow on the same day as 711 Beverly Glen. The home was listed on 11/6/08 for $2,195,000 and after about a month it all the sudden got some attention and received the multiples.  According to the MLS, the home is a 4 bedroom / 3.5 bath, 3,248 sq ft of living space on a 7,927 sq ft lot.

What Did That Home Sell For?

The Westwood Little Holmby home at 914 Westholme Ave., LA CA 90024 lasted 6 days on the market and entered escrow on 11/6/08. The home closed on 12/16/08 with a sales price of $1,400,000. The asking price of $1,495,950 was the lowest asking since 2005. However, I can't make a statement like that without mentioning it is one of the smallest houses to come on the market since then and the home isn't your typical Little Holmby home. According to the MLS, the home is a modest 3 bedroom / 2 bath, 1,822 sq ft home on a 7,448 sq ft lot. The home is fairly original and needs alot of updating.

According to the MLS, the home is a 2 bedroom / 1 bath, 1,182 sq ft home on a 5,706 sq ft lot.

Little Holmby Collage Of Fixer Opportunities

First on the block is this Spanish home at 952 Malcolm Ave., LA CA 90024. Listed on 12/5/08 for $2,150,000, the home has been on the market 7 days. According to the MLS, the home is a 3 bedroom / 1.75 bath, 2,944 sq ft home on a 12,488 sq ft lot. There is no secret that this house is all about the lot. A huge flat pad to develop or expand on. The house itself is not that exciting as it currently stands. There is some curb appeal, but the layout and overall feel inside is just not up to par for the location. There are some traces of remodeling in the kitchen and master bath, but I believe the best use would be a major remodel and expansion or to start from scratch. The asking price is $2,150,000.


Pictured to the left, is a gated estate on the prestigious Beverly Glen. Located at 711 S Beverly Glen, LA CA 90024, the home is a 4 bedroom / 3.5 bath, 4,924 sq ft of living space on a 16,425 sq ft lot. As of Tuesday there was one offer on the property with more offers anticipated prior to reviews of offers at the end of the week. The asking price of $2,325,000 is much lower than the last sale price of $3.4+ in 2005 and $2,850,000 in 2004. The house has lots of period type details throughout; beautiful arches, coves, exposed wood beams and coffered wood ceilings, decorative hand painted scrolling in various places, etc.. The home just had a great sense of character to it. However, most of the home does need some TLC. The kitchen has been remodeled within the last few years with new cabinerty, counters, highend stainless steel applicances. But the bathrooms need updating as well as various other things in the house. Additionally, it has been disclosed that there is a mold issue in the house. Thus needing further investigation and remediation. With the right remodeling, this home could be a gem.

According to the MLS, the home is a 4 bedroom / 3.5 bath, 3,248 sq ft of living space on a 7,927 sq ft lot.  Again, this is another home full of period type details throughout that give the Spanish home lots of character. Its in need of restoration, with its original kitchen and baths. One of the deficiencies with this home is the smaller backyard. The home is set back away from Thayer, thus positioning the home further back on the lot.

Reduced To Under $1 Million -- Spanish Home At 2027 Parnell Ave

The Spanish home at 2027 Parnell Ave., LA CA 90025 received a price reduction this week of 3.5% or $36,000, down to $989,000. The property was listed on 10/9/08 for $1,075,000 and has now been on the market for 63 days. According to the MLS, the home is a 3 bedroom / 1.75 bath home on a 5,400 sq ft lot. Neutra Architectural Home In Little Holmby - Van Cleef Residence

This architectural home was designed by the famous architect Richard Neutra and the property is referred to as the Van Cleef Residence of 1942. 651 Warner Ave, LA CA 90024, in the Little Holmby section of Westwood, received a price reduction of  4.5% or $80,000, down to $1,695,000. The property has been on the market now 175 days.



According to public records the home is a 2 bed / 2 bath, 1,921 sq ft of house on a 10,933 sq ft lot.

Little Holmby Mediterranean Home Receives Price Reduction At 1035 Westholme Ave

My 400th Post on the site!

The Westwood Little Holmby home at 1035 Westholme Ave., LA CA 90024 received a price reduction this week of 7.1% or $190,000, down to $2,500,000. The Mediterranean home has a bit of a laundry list for a listing history. Originally listed on 9/3/08 for $2,995,000 with Agent A, the listing period lasted 21 days. The owner switched to Agent B and re-listed on 9/24/08 for $2,690,000. That listing period lasted 68 days with no price changes. Agent B changed brokerages and had to relist the property on 12/3/08. Now after 8 days into the current listing period the property receives a price reduction. Additionally, the home is also for lease for $8,000. The home started out asking $12,000 for lease on 10/14/08 and reduced it to $10,000 on 10/30/08. 12/3/08 the home changed the lease price to $8,000. I told you it was a laundry list for listing history. And according to the MLS, the home is a 5 bedroom / 4.5 bath, 4,037 sq ft home on a 6,882 sq ft lot.

Westwood Hills REO Home At 355 Thurston Ave Closes This Week

In the comments section a reader pointed out the Westwood Hills home at 355 S Thurston Ave., LA CA 90049, just sold for $850,001. I believe the reader felt that the new buyer stole this property at that price. However, I have a different opinion. Lets run down the listing history first;

The property started off a normal sale and then turned into a short sale situation. Obviously not selling in the short sale situation it turned into a foreclosure property and sold that way. The property spend 60 days on the market before finally receiving an accepted offer. Lets look at what I believe to be the major contributing factor to the reason this house finally sold where it did.

As seen in the overhead satellite photos from Google Maps, the house sits right next to Sepulveda and the 405 freeway. I believe this is the main cause for the huge discount in price this home had to get in order to sell. The house is very noisy from the yard and possibly in the house if you have the windows open. The backyard is sloped and hardly usable. Additionally, its a possibility the city could take a bit of your land away from the proposed 405 widening. So in summary, the house sold for $850,000 which I think was reasonable for the house and where it sits. Also, the house was 'fixerish' inside as well.According to the MLS, the home is a 3 bedroom / 2 bath, 1,691 sq ft of house on a 6,900 sq ft lot.

What Did That Home Sell For?

The Westwood Spanish home at 2329 Parnell Ave., LA CA 90064 lasted just 14 days before going into escrow. Previously the home was on the market for 59 days with an asking price of $1,075,000 with the owner/agent. It was re-listed with another brokerage with a new asking price of $995,000. The home closed on 12/8/08 for $929,000.

According to the MLS, the home is a 3 bedroom / 1.75 baths, 1,345 sq ft home on a 6,075 sq ft lot. The house has been remodeled and is in move in condition.

The new construction Contemporary Mediterranean home at 2110 Glendon Ave., LA CA 90025 lasted 72 days on the market before going into escrow. The property was originally listed 8/15/08 for $1,795,000 and had two price reductions during the listing term. The last list price on the home was $1,399,000 and it sold on 12/5/08 for $1,465,000.


According to the MLS, the home is a 4 bedroom / 4 bath, 3,200 sq ft home on a 5,400 sq ft lot. The previous sale was a teardown house and sold November 2007 for $915,000. You can read my previous review post here.

Little Holmby Home At 10543 Garwood PL Gets Quick Price Adjustment

The Westwood Little Holmby home at 10543 Garwood Pl, LA CA 90024 had a price reduction this week of 7.5% or $225,000, down to $2,775,000. The home was listed on 11/18/08 for $3,000,000 and has been on the market 22 days as of today. The MLS states the home is a 4 bedroom / 4.5 bath, 4,502 sq ft on a 7,160 sq ft lot.

For some history, the home was purchased last year on 12/3/07 for $2,700,000. The seller is also offering 'Seller Financing'.
