What Did That Westwood Home Sell For?

The Westwood home at 10715 Rochester Ave., LA CA 90024 lasted about 1 week on the market before entering escrow on 3/24/14. Designed by master architect John Byers (c.1941), this 1940's 2 story cape cod had been completely remodeled throughout with higher end finishes and is in move-in condition. My favorite feature about this house was the back yard. And it could possibly be one of my favorite backyards in Westwood, south of Wilshre, that I have seen in a long time. The yard features an expansive covered patio for poolside dining and lounging, brick fire pit, BBQ area, sparkling pool, large lit up Hollywood sign and a grassy yard.

This home had a very broad appeal to the area buyers with the way it was staged, the finishes and style of the home and the fantastic backyard. Thus allowing it to be in the top 20 of price per square foots sold in all of Westwood going back to 2001.

On 4/10/14, 10715 Rochester Ave Ave closed about 9.33% over the asking price at  $2,400,000 |$987 $/sf|.  According to the MLS, the home is a 4 bedroom / 4 bath, 2,431 sf of living space on a 6,833 sf lot.

What Did That Westwood Home Sell For?

The Westwood home at 1936 Thayer Ave., LA CA 90025 lasted about 2 weeks on the market before entering escrow on 3/7/14. This home is situated on one of the most desirable streets in the south of Santa Monica Blvd section of Westwood. I believe location was the big contributor to the huge demand on the house and drove the price way over the asking price. This 40's Tudor home has some decent curb appeal, moderate updating and was in clean and livable condition. But in my opinion, wasn't anything overly special inside, that alone drove the price six figures over the asking. The floor plan was slightly less desirable than your average house with only 2 bedrooms and a backyard on a lower level than the main part of the house.  But as I said, the street location was great. And what do "They" say....location, location,location.
On 4/10/14, 1936 Thayer Ave closed about 9% over the asking price at  $1,414,000 |$874 $/sf|.  According to the MLS, the home is a 2 bedroom / 2 bath, 1,618 sf of living space on a 7,184 sf lot.

2144 Midvale Ave Receives 2nd Price Reduction

The Westwood home at 2144 Midvale Ave, LA CA 90025 received a price reduction of 8.54% or $126,000, down to $1,349,000 |$/sf 582|. Listed February 27th, 2014 for $1,525,000, this is the 2nd price reduction of the listing term. The 20's Tudor style home has been remodeled throughout and is in move-in condition. If you like huuuuge master suites, then this home is up your alley. The rear master suite in this home dwarfs about any master suite in this price range I have ever seen in Westwood. It's more like the size you would see in the bigger $3-4+ million dollar homes in Little Holmby, Bel-Air, Brentwood, etc..
According to the MLS, the home is a 4 bedroom / 3 bath, 2,319 sq ft of living space on a 6,750 sq ft lot.

The Westwood home at 2341 Midvale Ave LA CA 90064 received a price reduction today of 4.48% or $89,000, down to $1,899,000. Listed 3 weeks ago for $1,988,000, this the 1st price reduction of the current listing term. This home was purchased mid last year for $1,050,000 ($51,000 over the asking price) as a total fixer/teardown type property. The current owner rebuilt, expanded and remodeled the former 4 bedroom ~1,600 sf home to the now 5 bedroom and ~2,800 sf home. Needless to say, this is a completely renovated, almost like new construction home and is in completely move-in condition.


According to the MLS, the home is 5 bedrooms/ 4  baths, 2,834 sf of living space on a 6,843 sq ft lot.

The Westwood Little Holmby home at 441 Dalehurst Ave LA CA 90024 received a dramatic price reduction of 12.52% or $400,000, down to $2,795,000. Listed 3 weeks ago for $3,195,000, this the 1st price reduction of the current listing term. This home feels more like a large townhome, with it's three level floorplan. The house is dated throughout and would be considered more of a fixer vs a teardown with it's odd shaped lot. Not that you couldn't tear it down and build. But at this price point and with the lot going up the hillside, your probably not going to see alot of developers, flippers or owner users looking at it to teardown. The last Dalehurst house that sold with 50+ offers had a larger and much more flat lot that is more desirable to build new on. This backyard is built into the hillside and has some patio space and a small pool, pictured below.

According to the MLS, the home is 4 bedrooms/ 4  baths, 2,822 sf of living space on a 7,273 sq ft lot.

What Did That Westwood Home Sell For?

The Westwood home at 2351 Overland Ave, LA CA 90064 lasted 11 days on the market before accepting an offer on 2/24/14. This 20's Country English home has been updated since being built and is in clean livable condition. But I think most people view the kitchen and bathrooms as a dated remodel and will have the mindset that this home needs "work" and updating. At under $500 a foot, the buyer is getting a real bang for your buck Westwood home when you buy on a busier street location like the 2300 block of Overland.

This Westwood home at 2351 Overland Ave closed on 4/2/14 for 7.2% over the asking price at $1,340,000 |$490 $/sf|. According to the MLS, the home is a 3 bed / 3 bath, 2,736 sq ft home on a 6,887 sq ft lot.
