What Did That Westwood Little Holmby Home Sell For?

The Westwood Little Holmby home at 780 Malcolm Ave, LA CA 90024 lasted about 13 days on the market before accepting an offer on 4/30/14. This 30's Spanish has been tastefully remodeled throughout and is in move-in condition. One of my favorite features of this house is the outdoor sitting area with fireplace, right off the kitchen/living (pictured here). Double archways lead you to the rest of the backyard and pool area. Situated on a completely flat lot, remodeled with high end finishes and the elegant/vintage/romantic feel of this house led to one of the highest price per square foot sales in Little Holmby this year.

780 Malcolm Ave closed on 7/18/14 about 2.44% over the asking price at $3,508,578 |$1,018.75 $/sf|. According to the MLS, the home is 4 bedrooms/ 4 baths, 3,444 sq ft of living space on a 9,781 sq ft lot.

The Westwood Little Holmby home at 839 Manning Ave, LA CA 90024 lasted about 11 days on the market before accepting an offer on 7/06/14. This 20's Spanish was being sold mostly as a fixer or teardown property with it's vintage-like condition. It would be nice to see someone restore the existing structure. However, I would not be surprised to see a new construction home there in 12-18 months or so.
839 Manning Ave closed on 7/08/14 about 4.26% over the asking price at $2,080,000 |$727 $/sf|. According to the MLS, the home is 4 bedrooms/ 4 baths, 2,863 sq ft of living space on a 7,258 sq ft lot.

What Did That Westwood Little Holmby Home Sell For?

The Westwood Little Holmby home at 709 Malcolm Ave, LA CA 90024 lasted about 15 days on the market before accepting an offer on 4/29/14. This 1930s Little Holmby home is completely renovated and in move-in condition. I thought the backyard was one of the biggest selling points to this house. Very private and lush vegetation, along with a stone paved patio just off the rear of the house, grassy area and a pool. In fact, it is probably one of my favorite backyards I have seen in Little Holmby in quite some time. If it wasn't for the high street elevation with ~25-30 steps up to the front door and street level, non direct access garage at street level, this house would have commanded several hundred thousand more. Overall, a very good house in the neighborhood.

Listed June 23rd, 2014 for $2,275,000, this is the 1st price reduction of the listing term. A very large and necessary price reduction in my opinion to get this home closer to the right range to sell. This home is a late 1930's traditional, on a relatively flat lot, and is a remodeled and in move-in condition. Check the link above for pics.

According to the MLS, the home is a 3 bedroom / 2 bath, 2,184 sq ft of living space on a 6,504 sq ft lot.

Listed June 18th, 2014 for $3,250,000, this is the 1st price reduction of the listing term. Still priced at over $1,000 a sq ft, this is one of the most expensive homes in Little Holmby or Westwood Hills. Nice curb appeal, lots of character, interesting and huge backyard, large pool and deck, good size bedrooms are my pros to this house.

The rear yard is mostly pool and some deck for lazy weekend lounging.

The kitchen is great...loved the high ceilings in the family room and how it opens up to the backyard with the french doors. The master has the same high pitched ceiling as well and also opens up to the grassy backyard via some sliding doors.



On 6/30/14,  2347 Greenfield Ave closed 3.86% over the asking price at  $1,505,000 |$749 $/sf|. According to the MLS, the home is a 3 bedroom / 3 bath, 2,010 sq ft of living space on a 6,479 sq ft lot.

The Westwood home at 2025 Fairburn Ave., LA CA 90025 lasted about 2 months on the market before accepting an offer on 5/19/14. Situated on one of the more prime south of Santa Monica blvd streets, this 1930's traditional had decent curb appeal but lacked interior appeal. Dated finishes, funky floor plan, small-ish rear yard and street elevation were the major contributors to this house sitting on the market for two months. And I would say the 1st two were the biggest contributors. However, with some imagination, creativity and of course, remodeling, this could be a good house on a prime south of Santa Monica street.
On 7/09/14, 2025 Fairburn Ave closed 94% of the asking price at  $1,405,000 |$505 $/sf|. According to the MLS, the home is a 5 bedroom / 3 bath, 2,784 sq ft of living space on a 5,769 sq ft lot.
