2148 Manning Ave In Westwood Receives 4th Price Reduction

The Westwood home at 2148 Manning Ave, LA CA 90025 received a price reduction today of 12% or $150,000, down to $1,100,000 |$/sf 458|. Listed about 10 months ago on June 3rd, 2014 for $1,399,500, this is the 4th price reduction since the first list date. Normally a 20's Spanish in Westwood with 3 bedrooms and over 2,000 sq ft would be a no brainer at this list price. In fact, a remodeled home with these stats should sell for much more. However, when the house is located on the corner of Olympic and any of the perpendicular neighborhood streets, it's always a little tougher sell and needs to sell at a discount. Additionally, the house, guesthouse and garage cover most of the lot, leaving very little outdoor space. Thus, giving another challenge to the sale.

According to the MLS, the home is a 3 bedroom / 3 bath, 2,400 sq ft of living space on a 6,751 sq ft lot.

The Westwood home at 2139 Veteran Ave LA CA 90025 lasted about 10 days on the market before accepting an offer on 3/7/15. This lower Westwood home was originally built in the early 20's but has been remodeled and expanded and is in move-in condition. I have to say this house has the most colorful and vibrant kitchen counters and backsplash I have ever seen in a Westwood house, pictured here. The other interesting fun fact with this house is I thought the floor plan was a little funky with having to go through the master bedroom suite to get to the den and 4th bedroom. But if you don't need a 4th bedroom for sleeping, this could make for a very big master suite with a private den and/or office area. Or even extra closet space.


On 4/09/15, 2139 Veteran Ave closed about 4% over the asking price at  $1,425,000 |$635 $/sf |.  According to the MLS, the home is 4 bedrooms / 3 baths, 2,246 sf of living space on a 6,750 sf lot.

This late 30's traditional style house is in original looking condition and is best described as a heavy fixer or teardown type property. If you like flowers on your wallpaper or 70's style tile in your kitchen, then maybe this is move-in condition for you :). One of the characteristics of this house is the lot is built into the hillside. So you have +/- 20 steps or so from the driveway up to the front door. The backyard is also terraced with a patio on the first level and then another flat pad with an in-ground spa.

Once of the characteristics of this house is the lot is built into the hillside. So you have +/- 20 steps or so from the driveway up to the front door. If the lot was flat, you might have seen closer to $1.6m sales price.

On 4/02/15, 1656 Fairburn Ave closed about 0.6% under the asking price at  $1,490,000 |$560 $/sf |.  According to the MLS, the home is 4 bedrooms / 3 baths, 2,660 sf of living space on a 6,389 sf lot.

The Westwood Little Holmby home at 875 Malcolm Ave, LA CA 90024 lasted about 61 days before accepting it's 2nd offer. This 1930's Spanish house has been moderately updated and could be lived in as is. I would not go as far to say that the upgrades to the kitchen/baths are a very modern high end look, but one could certainly live with it and update later. With the recent LA Council decision to halt any new demo or expansion permits in the Little Holmby neighborhood, having ~4,000 square feet to work with as a fixer could be a good buy at this time for this price.

On 2/06/15, 875 Malcolm Ave closed about .72% under the asking price at  $2,775,00 |$705 $/sf|. According to the MLS, the home is a 5 bedroom / 4 bath, 3,931 sq ft of living space on a 7,697 sq ft lot.
