Listed July 10th, 2014 for $1,750,000, this is the 2nd price reduction of the listing term. After initially accepting an offer after only 6 days on the market, this home is now available again. This home was designed by Gerard Colcord, a well known architect from the mid 1900's. He designed over 300 private residences throughout the westside area and more than 100 remodels. According to his Wiki page, he was known as "Hollywood's society architect," designing traditional homes and shying away from Modernism.

But on the inside, it has a very contemporary vibe with the museum white look and finishes. Perched up on a hill, the home is gated and very private. Even the backyard has extremely high landscaping to give a very private and serene space to relax.

Listed a little over 100 days ago on June 3rd, 2014 for $1,399,500, this is the 1st price reduction of the listing term. Normally a 20's Spanish in Westwood with 3 bedrooms and over 2,000 sq ft would be a no brainer at this list price. In fact, a remodeled home with these stats should sell for much more. However, when the house is located on the corner of Olympic and any of the perpendicular neighborhood streets, it's always a little tougher sell and needs to sell at a discount. Additionally, the house, guesthouse and garage cover most of the lot, leaving very little outdoor space. Thus, giving another challenge to the sale. With this new price reduction into the $1.2's, it should spark a sale.

What Did That Westwood Home Sell For?

The Westwood home at 10370 Louisiana Ave., LA CA 90025 lasted about 46 days on the market before accepting an offer on 8/05/14. According to the listing history, it looks like the property entered into escrow and fell out quickly before this buyer entered into escrow in the beginning of August. This late 20's Spanish is very charming from the street and in a nice east of Beverly Glen location. Inside, the home was nicely updated and in move-in condition. Now the square footage states it's only about 1,300 sq ft. However, you get another 300-400 sq ft or so with the nicely converted garage as family/entertaining space. Having said that, yes over $1,000 per square foot is on the expensive side and not too common in the southern neighborhood. But because the dirt alone is expensive in this location, a small house will have a high price square foot sale price. Especially something as nice as this house.
