What Did That Westwood Home Sell For?

The Westwood home at 10370 Louisiana Ave., LA CA 90025 lasted about 46 days on the market before accepting an offer on 8/05/14. According to the listing history, it looks like the property entered into escrow and fell out quickly before this buyer entered into escrow in the beginning of August. This late 20's Spanish is very charming from the street and in a nice east of Beverly Glen location. Inside, the home was nicely updated and in move-in condition. Now the square footage states it's only about 1,300 sq ft. However, you get another 300-400 sq ft or so with the nicely converted garage as family/entertaining space. Having said that, yes over $1,000 per square foot is on the expensive side and not too common in the southern neighborhood. But because the dirt alone is expensive in this location, a small house will have a high price square foot sale price. Especially something as nice as this house.

On 9/04/14,  10370 Louisiana Ave, closed 4% under the asking price at  $1,345,000 |$1,034 $/sf|. According to the MLS, the home is a 2 bedroom / 2 bath, 1,301 sq ft of living space on a 5,326 sq ft lot.

This property received a tremendous amount of attention from buyers, owner-users and developers because of the over-sized lot. This was pretty much being sold as a major fixer or most likely a teardown to many of the interested buyers. With 29 offers received, this property went waay over the asking price.

On 8/29/14,  10626 Ashton Ave, closed 23% over the asking price at  $1,595,000 |$958 $/sf|. According to the MLS, the home is a 3 bedroom / 2 bath, 1,665 sq ft of living space on a 8,081 sq ft lot.

Listed April 24th, 2014 for $1,350,000, this is the 2nd price reduction of the listing term. This 30's home has been moderately updated throughout and has soundproofing windows according to the listing description. This could be important for those sound sensitive people, with the house sitting on the corner of Glendon and Olympic and one block east of Olympic/Westwood blvd.

What Did That Westwood Home Sell For?

The Westwood home at 2245 Pelham Ave., LA CA 90064 lasted about 12 days on the market before accepting an offer on 6/10/14. This 20's Spanish (only in the exterior) has been extensively remodeled and expanded since being built. When I say it's a 20's Spanish only in the exterior, I mean you only real feel the Spanish style home from the outside. Once inside, the home has been transformed more into a modern traditional style home. The home has a great upstairs master with soaring vaulted ceilings, large bathroom and closet. Expanding to 3,300+ sq ft on a ~6,000 sq ft lot has some consequences though. Because of the setback and size of lot, the rear yard was more like a small patio with a patch of grass. Overall, this was a very nice move-in condition home.

On 9/02/14,  2245 Pelham Ave, closed 2% over the asking price at  $1,760,000 |$533 $/sf|. According to the MLS, the home is a 4 bedroom / 3 bath, 3,301 sq ft of living space on a 6,075 sq ft lot.

What Did That Westwood Little Holmby Home Sell For?

The Westwood Little Holmby home at 10539 Lindbrook Drive, LA CA 90024 lasted about 15 days on the market before accepting an offer on 8/08/14. Previously, this home was bought back in 2012 for $1,906,000 as a nice 3 bedroom mid century home with approximately 2,800 sq ft. It was then gutted, expanded, and completely transformed into a modern traditional home with over 4,300 sq ft of living space. Once you climb the small set of stairs to the front door, you are on a mostly flat ~10k sq ft lot. The mostly single story home and large flat backyard are plus features for the neighborhood. The finishes inside this home are high end looking and have a more custom look versus a typical flip. The grand great room opened up to the kitchen nicely and is complete with cathedral ceilings, built ins, fireplace and accordion doors that led to the outdoor patio and grassy backyard, perfect for that indoor/outdoor flow. One of my favorite features is the brick accent wall in the eat in kitchen area. With so few, almost new construction type homes in Little Holmby, this was a no brainer to sell quickly.

10539 Lindbrook Dr closed on 8/29/14 about 4% over the asking price at $4,350,000 |$1012 $/sf|. According to the MLS, the home is 5 bedrooms/ 5 baths, 4,300 sq ft of living space on a 10,018 sq ft lot.
