What Did That Westwood Hills Home Sell For?

The Westwood Hills home at 259 Tilden Ave, LA CA 90049 lasted about 75 days on the market before accepting an offer on 6/23/14. Listed on 4/9/14 for $3,250,000, the property had two $200,000+ price reductions down to $2,795,000 before finally selling. In fact, after receiving the 2nd $200k price reduction to $2,795,000, the home sold in a bout 2 weeks. This 30s traditional is situated high up on a large corner lot in the eastern side of the Westwood Hills neighborhood. The grand house looks more original throughout, at least in the finishes, and is ready for someone to come in and remodel throughout. There are about 20 steps from the sidewalk up to the front door. However, the driveway ramps up to the same level of the house in the backyard, thus limiting the steps needed to walk to get into the house.

On 8/26/14, 259 Tilden Ave closed 6.8% under the asking price at $2,603,775 |$610 $/sf|. According to the MLS, the home is 5 bedrooms/ 4  baths, 4,269 sf of living space on a 9,850 sq ft lot.

Listed July 10th, 2014 for $1,750,000, this is the 1st price reduction of the listing term. After initially accepting an offer after only 6 days on the market, this home is now available again. This home was designed by Gerard Colcord, a well known architect from the mid 1900's. He designed over 300 private residences throughout the westside area and more than 100 remodels. According to his Wiki page, he was known as "Hollywood's society architect," designing traditional homes and shying away from Modernism.

Listed June 11th, 2014 for $2,195,000, this is the 2nd price reduction of the listing term. Built in 2006, this home is updated and in move-in condition. This could be good for someone looking for a home office. There is the main house on the Kerwood/Olympic corner and then a 2 story guesthouse or office in the back of the property with it's own address on Olympic. In fact, the property is set up so that you could have customers come through a side entrance to visit your office in the guesthouse. And not have to go through the front of the property.

This 50's traditional home has been extensively remodeled since the last owners purchased it in 2009 for $2,000,000. The backyard was excellent at this property with the; lush and mature landscaping, lounging and dining spaces, water fountain, outdoor kitchen, fire pit, grassy area and lap pool/spa.

On 8/22/14,  257 Tavistock Ave, closed 5.7% under the asking price at  $2,800,000 |$820 $/sf|. According to the MLS, the home is a 4 bedroom / 5 bath, 3,415 sq ft of living space on a 7,537 sq ft lot.

The Westwood Little Holmby home at 376 Dalehurst Ave, LA CA 90024 received a price reduction of 3.64% or $200,000, down to $5,295,000 |$1,192 $/sf|. Listed back on April 28th for $5,495,000, this the 1st price reduction of the current listing term. This price reduction coincides with a return to the active market after being withdrawn a month in a half of initially coming on the market. While not all flat, this home does sit on one of the larger lots in Little Holmby at just under a 1/2 acre and 220 ft of frontage on Dalehurst.

According to the MLS, the home is 4 bedrooms/ 6  baths, 4,442 sf of living space on a 20,441 sq ft lot.

The Westwood Little Holmby home at 10428 Wyton Drive LA CA 90024 received a hefty price reduction of 10.43% or $500,000, down to $4,295,000 |$1,041 $/sf|. Listed 1 month ago for $4,795,000, this the 1st price reduction of the current listing term. This 30's Monterey Colonial has been updated yet has wonderful period details throughout. In fact, famed celebrity designer Ron Wilson & Joe Guidera helped revive this home to it's original splendor.  Set high up on a hill, you do have to deal with the oh so common in Little Holmby garage at street level situation and house way up the steps. But at least you can drive half way the hill and park closer to the house for a short trip up the stairs to the front door. The backyard has a nice patio and grassy area off the living room area. But one of my favorite features of this house is the pool deck with a sitting area with views. This sitting area extends into a covered patio, complete with a brick fireplace. I think this new price will be alot more attractive to buyers and I wouldn't be surprised to see it sell quick now.
